PREPARATION OF MASTER PLANS AND ZONAL DEVELOPMENT PLANS

(One of the very firsts in India employing high resolution satellite images and GIS) Client: Scope: Vijayawada Guntur Tenali Mangalagiri Urban Development Authority (VGTMUDA) Revision of Master Plans for Vijayawada, Guntur and Tenali Towns Preparation of Master Plan for Mangalagiri Town Preparation of 11 Zonal Development Plans Rationale: Vijayawada Guntur Tenali Mangalagiri belt is one of the rapidly growing regions in the state of Andhra radesh, India. This growth momentum can be directly derived from the positional advantage it possesses. It is the principal transportation hub of the south eastern coastal belt of India making it a high growth sensitive area for flourishing commerce and industry. Integrating into this picture the actual situation of fast growing demographies and spreading urban centers, an immediate need was felt for exercising control over the growth to ensure effective governance and planned development. This project was the result of this vision of the VGTM UDA. Speck helped the authority in successfully transforming their aspirations spread in an area of 1000 sq. km into a reality. A multidimensional activity, this project required planning and meticulous execution combining multidisciplinary skills and experience in the areas of land use planning, remote sensing, GIS, civil engineering and an appreciation of the economics involved. Experiences: Digitizing existing base maps, Updating base maps using high resolution satellite images, supplementing land use data and socio-economic data through physical surveys, Preparing existing land use map, land

use Register, Proposed Land use map, proposed land use plan, Infrastructure Development Plan, Investment plan, all constituted the activities in the project. The project brought forth with it many an obstacle unthought-of during the project conceptualization stage. Lack of authentic data, obsolete data, unidentified parcels, citizen opposition were some of the key hurdles in the path of the project execution faced by professionals.
