ARBOR HEIGHTS, A CONDOMINiUM
The sidewalks, entranecs, passages, Lobbies tuid hallways and like portions ofthc Common
Elements shall not be obstructed nor used for any pUr-pose other than fbi- ingress und egress to and horn the
Condominium Property or Common Elements; nor thall any carts, bicycles, carriages, chairs, tables or any
other objects be stored therein, except in arcas (it' any) designated for such purposes.

No articles other than patio-type furniture shall be placed ori the balconies, palios or other
Common Elements. No linens, cloths, clothing, bathing suits or swimwear, curtuins rugs. mops, or laundry
of tiny kind, or other articles, shall be shaken or hung from any ot'the windows, doors, balconies, terraces
or other portions of the Condominium or Association Proper-my.
No Unit Owner or occupani shall permit anything to frill from u window or door of the
Contominjum or Association Property, nor sweep or throw from the Condominium or Association
Property any dir-i or other substance onto any of the halcormics or elsewhere in the Building or upon the
Common FJemriis.
No garbage, refuse, trash or rubbish shall be deposited except as permitted by the
Association. The requirements from time to tErne of the company or agency providing trash removal
services for (lisposah or cojlcctjo shall be-compicd with. All equipment t'or Storage or disposal of such
materia] .shul I be kept in ¿r clean and sanitary condition.
Employees of the Association ini-e not to he sent out by Unit Owner-s or occupants for
personal errands. The I3onrd of Directors shall be solely responsible for directing and supervising
employees of the Association.
No repair cl' vehcics shall be made on the Condominium Property.
No sign, advertisement, notice or other graphics or Lettering shall be exhibited, dIsplayed,
inscrlbed, psinted or affixed in, or on upen any part or the Condominium or Association property, except
signs used or approved by the Developer or Ehe Board of the Association. Addilionally, nu awning,
canopy, shutter or other projection shall be attached to or placed upon the outside walls or roof of the
Huilding or on the Common llemcnts, without the prior Written consent otth Board of 1)Ircctors of the
Association. Notwithstanding anything herein or in any of the Condominium documents to the contrary,
any Untt Owner may display one (I) portable, removable United States flag in a respectful way; and on
Armed 1'erces Day, Memorial L)ay, Flag Dey, Independence Day, nnd Veterans Day any tinit Owner may
display in a respectful way portable, removable official flags, not larger than 4.5 kèet by 6 feet that
represent the United States Arr-ny, Navy, Air Force, Marine Corps, or Coast Guard.
No flammable, combustible or explosive fluids, cl)exnicals or substances shall be kept in any
Unit or on the Common Elements,
A Unit Owner or occupant shall noi cause anything to be aftxed or attached to. hung,
displayed or placed on the exterior walls, doors, balconies or windows of the l3ui!cling. Curtains rind drapes
(or linings *hreof) which face on exterior windows or glass doors ol' Units shalt be white or off-white in
color, or otherwise shall require the prior written approval of the Board, failing which, they shall be
removed and replaced with acceptable items. Notwithstanding anything herein or in any of the
Condominium documents to the contrary, any Unit Owner may display one (1) portable, removable United
States flag in nr respecil'ul way; and on Armed Forces Day, Memorial Day, Flag Day. Cndependence Day,
and Veterans Day any Unit Owner may display in a respectful way portable, removable otlicial tiags, not

Coast Guard.
Il. No air-conditioning units may be installed by Unit Owners or occupants. No Unit shall have
any aluminum lbil placed in any window or glass door or arty reflective or tinted substanea placed on any
glass, unless approved, in advance by the Board of Directors in writing. No unsightly materials may be
placed ori any window or glass door or be visible through such window or glass door.

12. Children wilt be the direct responsibility of their parents or legal guordians, including full
supervision ofthern while within the Condominium Property and including full compliance by them with
tl)CSe Rules and Regulnjions and all other rules nd regulations of the Association. Loud noises will not be
lolcratcd. Alt children under twelve (12) years olage must be accornptinied by n responsible adult when
entering and/or utilizing the recreational facilities.
1 3. No pets may be Ich unattended anywhere within the Common l3lements or' the
Cundoniiniunt. Further, no pets may be withIn the Common Elements 01' the Condominium, unless they
are on a leash, which is a maximum ofsix (6) feet long. No pets are allowed on the pool deck, even with a

herein, any and all rulc and regulations which from time to time may be adopted, and the provisions of the
l)eclaraiiort, By-Laws and Articles of Incorporation of the Association, as amended from tir-ne to time.

limitation, an action to recover sums due for damages, injunctive relief, or any combination thereof, Irr
addition to all other remedies, in the sole discretion of the Board of Directors of the Association, a fine or

employees, to comply with any covenant, restriction, rule or regulation herein or in the I)eclaration,
Articles of IncorporatIon or 13y-I.aws, provided the followIng procedures arc adhered to:
(a) Notice: lhe Association shall notify the Owner or occupant nf the infraction or
infractions. lncludeJ ir-a the notice shall be a dale and time of the next Board of l)irectors
meeting at which time the Owner or occupant shall present reasons why penalties should
not-he imposed.

which the Board of Directors, and a committee of other Unit Owners, shall hear reasons
why penalties shoti hi not be imposecL A written decision olihe Board arid committee shall
be submitted to the Owner or occupant by not later than twenty-one (21) days after the
meeting.
(e) jn: The l3oard of Directors may impose fines against the applicable Unii up to
the maximum amoimt permitted by law from time to time. Notwithstanding the foregoing,
if the committee of Unit owners described above does not agree with the fine, the fine may
not be levied.

by the l3oard of Directors.

lcgnlly entitled; however, any penalty paid by the offending owner or occupant shall be

t 5. These suIes and regulations shall be cumulative with the covenants, conditions nut!
restrictions set forth in the Declaraijoni of Condominium, provided that the provisions ofsrmie shall control

activity is or is not permitted. Anything to the contrary notwithstanding, these rules and regulations shall
not apply to the l)evcloper, nor its agents or employees and contractors, nor to the Units owned by ihe
Developer. All nf these rules and regulations shall apply to all other owners and occupants even if not
specifically so stated iii portions hereof. The Boiu-cJ of l)irectors shall be permitted (but not required) to
grant rclieft one or more Unit Owners from specific rules and regulations upon written requct therefore
amitt good cause shown in the sole opinion ol'thc Board.
