Here is your for Monday Market Update for Albemarle County, Fluvanna County and Lake Monticello.  
This update represents the changes in the real estate market for active homes for sale, contingent 
homes (homes that are under contract) and homes that have sold since October 18, 2009.   

If you aren’t into reading tables, I have recapped the results for Albemarle, Fluvanna and Lake 
Monticello separately below.  If you’d like a report specifically for home, contact me anytime. 

Things to keep in mind when reviewing this report 

 Although Lake Monticello is located within Fluvanna County, it is not represented in the 
Fluvanna County category. 
 Not all of these homes went contingent during this past week 
o These homes could have gone contingent months, weeks or days ago 
 Report only represents detached homes, i.e no condos or townhomes were used  
 Report does not include homes that are pending sale

Albemarle County Real Estate Market Update 

 
Albemarle County has 638 detached homes for sale, this is down from last week.  The lowest 
price is $49,900, the highest price is $18,000,000 and the average price is $985,211.  Active 
homes have an average price per square foot of $253.78 and have been on the market for an 
average of 185 days.   

81 homes are contingent in Albemarle County.  Since last week, this increased by 2 homes.   

During the past week, 7 homes have sold in Albemarle County.  The lowest priced home sold for 
$200,000, highest priced home sold for $829,000 and the average price for sold homes was 
$374,771.  These homes stayed on the market for an average of 106 days, with an average price 
per square foot of $148.46. 

**Albemarle seller alert – It’s important to note the difference between the active and sold 
homes’ price per square foot.  Sold homes have a substantially lower price per square than 
what is staying on the market.  It is a whopping $105.32 difference!! 

***Positive news!!!! 2 more homes went contingent AND 2 more homes sold this week!!!

Fluvanna County Real Estate Market Update (***excluding Lake Monticello) 

 
Fluvanna County has 138 detached homes for sale.  The lowest price is $50,000, the highest 
price is $3,500,000 and the average list price is $369,685.  These homes have been on the 
market for an average of 185 days with an average price per square foot at $162.52. 

11 homes are under contract with an average of 91 days on the market.  The average price per 
square foot for these homes is $119.27.   

During the past week, no homes sold.  This is the same since last week.  

**Fluvanna seller alert – $43.25 is the average price per square foot difference, between 
homes active on the market and homes that are under contract. 

***Positive news!!!! When compared to Albemarle and Lake Monticello, homes in Fluvanna 
County stayed on the market the least amount of time before they went under contract.

Lake Monticello Real Estate Market Update 
 
Lake Monticello has 137 detached homes for sale.  The lowest price is $119,900, the highest 
price is $945,000 and the average price is $254,544.  These homes have been on the market for 
an average of 122 days, this is lower than Fluvanna County homes and Albemarle County 
homes.  The average price per square foot is $162.52. 

Lake Monticello has 20 homes under contract.  It took an average of 98 days for these homes to 
go under contract.  The average price per square when the home actually went under contract 
was $119.27. 

5 Lake Monticello homes sold during the past week.  The lowest sold price was $150,000, the 
highest sold price was $304,500 and the average sold price was $227,820.  These homes were 
on the market for an average of 160 days with an average price per square foot of $113.30. 

**Lake Monticello seller alert – $113.30 is the average price per square foot for a sold home 
during the past week.   The average home on the market is listed at $162.52 per square foot.   

  ***Positive news!!!! 5 homes sold this week, this is up by 3.  The MOST out of all these areas!
