Some minor damage was observed in the SEC attached to the back wall.

Have it checked
when other electrical repairs are done.
ELECTRICAL PANELS:
Inspector Notes:
The panel is not securely mounted on the wall and the inside cover is missing. Some of the
wires have been stripped back too far from the breaker. The panel has no labeling. Have a
licensed electrician make further evaluation and corrections as needed.
FIXTURES, SWITCHES & OUTLETS:
OUTLETS:
Improperly wired outlets noted, Reverse polarity is noted, Open grounds were noted in some
outlets marked by blue tape. Kitchen and front bedroom. Few outlets noted in some rooms.
Todays homes will have an outlet at the least every 12' and on every wall. In an older home it
is not uncommon to have only a couple of outlets for the entire room. The reasoning for more
outlets is so extension cords will not be needed to power any area of the home. Ground Fault
Circuit Interrupter (GFCI) outlets are recommended for installation at exterior, garage, bath
rooms & kitchen outlets.
FIXTURES:
Lights are not operational in some areas, possibly due to bad bulbs, recommend having all
operating for your final walkthrough to verify proper operation. Light fixture improperly
installed in the basement at the homemade cord for the old fluorescent light.
KITCHEN - APPLIANCES - LAUNDRY
KITCHEN:
OVERALL CONDITION:
The remodeled kitchen is in good condition with few repairs needed at this time. Kitchen
remodeling generally runs between $20,000-$35,000 with some costing much more. Many
people do not realize the cost associated with remodeling a kitchen when they are choosing a
home.
SINK AREA:
Faucet is leaking at the drain under the sink. The drain should slope down and does not.
APPLIANCES:
DISHWASHER:
Unit is not operational and not secured in the opening.
MICROWAVE:
The microwave is installed low over the stove. This will shorten the life of the microwave and
make it more difficult to use the back burners on the stove.
WASHER AND DRYER:
CLOTHES WASHER:
A washer installed over a finished area should have a pan under it that drains out somewhere
to prevent leakage onto the floor and ceiling below.
CLOTHES DRYER:
The dryer vents into the home. We recommend a vent leading to the outside be installed if

possible.
INTERIOR
DOORS:
MAIN ENTRY DOOR:
Damage was noted to the weatherstrip and there is a gap under the door.
OTHER EXTERIOR DOORS:
Poorly weatherstripped.
INTERIOR DOORS:
Normal minor adjustments needed for proper operation.
WINDOWS:
CONDITION:
Damaged/broken sash cords, ropes, or balances viewed.
STAIRS & HANDRAILS:
RAILING CONDITION:
Handrails Missing at the lower part of the stairs off the main level.
SMOKE / FIRE/ CO DETECTORS:
COMMENTS:
Missing or non operating smoke detectors were observed. Smoke detectors are
required on each level and in new homes in each bedroom.
