Introduction

Introduction

This recommendation report is for students at the University of North Texas who are
searching for an apartment around campus. Our criteria for comparing the apartment
complexes is based on the most influential factors students look to when apartment
hunting. Our recommendation will be based on the following categories:

Availability of different floor plans


Price of rent per month
If individual leases are available for the tenants
Cost of utilities
Distance from UNT
If units come furnished or not

The apartments we chose to focus on are 33N, University Place, and Gateway. Ideally,
college students want to get the most out of their money when deciding to spend. After
comparing the data we gathered through research, we decided the best option of the
three for students looking to live off campus would be the apartment complex offering
the most incentives for a fair price.

Methods

In order to find the best apartment to live in in while attending UNT we called 3
prospective complexes and we created a template with 10 specific categories.
Each category could earn anywhere from 0 to 3 points, with 3 points being the highest.
If the apartments are equal in a specific category, we awarded them with the same
amount of points for that section. If that category was not applicable to the apartment, 0
points were given. In the end, the apartment that came out to be closest to 30 points will
be our recommendation.
The categories we used to compare our data are:

Available floor plans: We chose this criteria because more floor plans doesnt
limit prospective tenants when deciding on their ideal living arrangements. The
floor plans we found are the most popular floor plans that students live in are:
o 2 bedrooms x 2 bathrooms
o 3 bedrooms x 3 bathrooms
o 4 bedrooms x 4 bathrooms

Price of rent: The price of rent per month has the most influence on a student
searching for an apartment to live in. With this category we called and asked each
complex what the leasing price was for each floor plan.

Individual lease: Individual leases are most times preferred for students looking
to live off campus, because it protects them from the risk of damages, late fees,
and other pitfalls that come with sharing a home with other people. While asking
for the price of rent, we also asked if the apartments had individual leases
available for tenants.

Utilities: With the budget that most college students are working with, it is ideal
for the rent of apartments to be all inclusive with utilities. However, this option is
not available at all complexes. Each apartment was asked if monthly utilities were
included in the rent price, and if so, what the cap amount was.

Distance from UNT: Distance is also a factor in deciding what Denton apartment
to live in. Students want to live fairly close to campus due to convenience. Using
MapQuest, we searched the distance between each apartment complex and the
university. Since busses are available, we considered this factor in our rankings.

Furnishings: Furniture can be very expensive. Many students want to live in an


apartment that is already furnished to save money for other necessities such as
school supplies and groceries. We asked the complexes if the units were
furnished, and if so what was included.

Conclusions

Conclusions

The data shows that 33N won with the most points with a total of 27. 33N led in
almost all categories, only losing to Gateway in the cost of rent for all 3 floor plan
options. Gateway follows 33N closely with 26 points total, due to the cost of utilities
and the distance from campus. University Place garnered the least amount of points,
with a total of 14. University Places unavailability of multiple floor plan and furnishing
options leave a lot to be desired. Because of this and the fact that individual leases are
not an option, University Place came in last with the point system we used.

Recommendation

Recommendation

Based on our results we conclude that 33N is the best choice out of the apartments we
chose to focus on. While it is the most expensive in terms of rent, the options available
such as furnishings and floor plan availability outweigh the price. For around $100 less
per month, Gateway offers nearly the same options. We do not recommend University
Place for students wanting individual leases, or to share their home with more than one
roommate. While University Place is least expensive per room, the data collected shows
the other 2 options offer higher quality of living with 33N being superior.
