Case Study #5
Goldman Sachs
Architect Cesar Pelli designed a nearly 800-foot-tall (240-meter-tall) tower that balances
environmental responsibility, resource efficiency, occupant comfort and well-being, and
‘community sensitivity through:
Remediation of a brownfield site.
Rainwater harvesting.
Light pollution reduction.
‘Access to alternative transportation.
Access to views and daylight.
FSC-certified wood.
High-recycled content materials.
Low VOC paints and carpets.
Reduced impact on migratory birds,
RESULTS
The building was so effective at saving money and resources while promoting a healthy
work environment (savings in water alone are projected in the range of 4.2 million
gallons a year), that all Goldman Sachs capital projects and operational procedures now
incorporate uniform green building standards based on the LEED Rating System. When
the firm completes its new headquarters in Manhattan, it will be the largest owner of a
LEED-rated commercial office property, a clear indication that high-performance building
translates to means better business.
“We are an entrepreneurial firm, so when we
look at going green, it must make sense.
It must make commercial sense.”

recognizes the competitive advantage of high-performance operations, the store also
served to create a LEED rating process targeting retail properties as part of their
collaboration with the U.S. Green Building Council (USGBC).
Key features included:
Recycled-content building materials
Water efficient fixtures.
Energy efficient lighting
Extensive daylighting,
‘Consumer education.
Construction waste recycling,
