SITE PLAN
UTILITY PLAN
Water meter shall be installed between the curb and gutter and sidewalk, if park
strip is provided, or 18 24 inches behind the curb where only curb is provided,
or at the property line where no curb, gutter and sidewalk is provided.
Sewer main shall be 10 min. from water line
Sewer main line shall be 8 diameter minimum.
Sewer manhole shall be 300-350 feet.
Show sampling manhole and grease trap for commercial/industrial (as needed).
Show sewer cleanout every 50 for 4 sewer lateral, and 100 sewer cleanout for 6 sewer
lateral
Check sewer lateral for slopes to building, make sure sewer laterals enter building 5
below FFE for slab on grade, and 2 below basement floor for basements.
Verify all slopes flow downstream to an exit. Make sure a note is near the area where
new sewer is connecting to existing sewer man hole that the contractor is to begin at the
low end of all gravity utility lines and verify the invert elevation of the point of connection
and notify engineer if this point is higher than shown on plans for redesign.
Verify that no pipes overlap each other at any intersection and that there is enough
vertical distance between the pipes
Construction Keynotes reference calls
A.P.W.A. Standard Detail Drawing or per City Standards, and provide detail and page
number.
Engineers stamp and dated.
Benchmark shown and described. All elevations are to be true and not assumed. If
assumed show this and make sure that governing agency will allow assumed
benchmarks, otherwise get with surveyor of record and obtain sea level datum.
Show existing contour lines 1 foot intervals.
Show finish contours 1 foot interval on all slopes less than 10%
(landscape area over 10% use 2 contours)
Asphalt preferred slopes between 1.5-3.5% but in no cases less than 1.0% or over 5%
unless authorized by PE and disclosed to client
Are Finish Contours connected to Existing Contours?
Max slope of landscape where matching existing contour 2:1 but 3:1 unless authorized by
Landscape Architect.
Show spot elevations needed for construction surveying.
Ridges must be labeled and spot elevations shown along ridges.
Show how proposed grading matches existing ground and can not drain into adjacent
lots.
Is slope of landscaping a min of 1.5 %? If not what is min.? Anything under 1.5% must be
approved by PE.
Show swales or berms details (no storm drainage is allowed to adjacent lots)
Show correct rainfall intensities (ie: 10 year, 50 year, 100 year etc..).Drainage
calculations varies per City requirements.
Show Detention/Retention - if required (ie: 0.2cfs/acre, 0.1cfs.acre, etc)
If not required make sure pipe sizes and flows are large enough.
Show Hydraulic Grade Line (HGL). Check hydraulic grade line to make sure no flooding
occurs and pipes and slopes are adequate.(Not applicable on small projects)
Show building Finished Floor elevation.
Shade unbuildable area with slopes greater than 30%.
Show retaining wall for changes in grade above 4 feet.
Show 100 year flood route. Make sure that if storm exceeds 100 year that it doesnt flood
the building.
Show all onsite and adjacent storm drainage facilities.
Show stub for future connection.
Show storm drainage boxes (cleanout boxes, catch basins, inlet boxes, manholes, drain
basins, etc., make sure detail of boxes is large enough for size of pipe specified but not
larger than needed) and pipes (pipe sizes, pipe type, slope of pipe, invert elevation of
pipes). If pipe type is HDPE add note ADS N-12 or approve equal with soil tight joints
If concrete is used, specify RCP class III.
Show trenching details. Refer to ADS manual for HDPE trench detail and concrete pipe
manual for trenching detail on concrete piping.
Make sure boxes are spaced properly. Recommended that no more than 350 if between
boxes.
Show location of roof drains/down spouts as required Get with Architect/Mechanical
Engineer for location of roof drains and/or down spouts.
Determine minimum size of piping in public roads and on private sites from City Engineer
or staff engineer. (Unincorporated Salt Lake County requires min. 15 RCP Class III in
public roads and min. 10 on private projects (at least John Hill).
Make sure all pipes have a min. of 1 of cover over the top of the pipe. (Some cities
require more then 1 of cover over HDPE check with city engineering department to
confirm if there is a min. cover).
Make sure all boxes are big enough to fit the pipes (double check the detail of the box).
Verify all slopes flow downstream to an exit. Make sure a note is near the area where
new storm drain is connecting to existing storm drain that the contractor is to begin at the
low end of all gravity utility lines and verify the invert elevation of the point of connection
and notify engineer if this point is higher than shown on plans for redesign.
Determine if building is slab on grade or if it has a basement. If slab on grade, is then 0.5
from FFE to Finish Grade? If basement, is finish grade at least 1.5 below FFE? If not, is
joist hung?
Determine if a profile is required for a storm drainage and/or irrigation pipes and show if
needed.
Show any irrigation piping that is needed using similar requirements as mentioned for
storm drainage system above.
Provide detail of detention ponds, show restrictive orifice plates, show snout, Bay
Save, or other storm water best management practices.
If snout is being used, the bottom of the catch basin needs to be 3 lower than invert
elevation for 12 pipes, or 4 lower than invert elevation for 15-18 pipes. If pipe is larger
than 18, then the bottom of the catch basin needs to be 2.5X-3X the pipe diameter lower
than invert elevation.
