(Any reference to Seller shall also be reference to Vendor and any reference to Buyer shall also be reference to Vendee). ‘The Seller and Buyer herein shall deliver these signed escrow instructions to Titan Escrow Corporation, (hereinafter known 2s Escrow Holder). ‘Terms of Transaction ‘Bayer has deposited to escrow by Cashiers Check, the sum of $ 25,000.00 ‘Buyer has executed an Install. Real Property Sales Contract $ 325,000.00 ‘To Complete the Total Consideration of $ 350,000.00 BUYER'S DEPOSIT: Prior (o September 5, 2005, the Buyer shall deposit the sum of $25,000.00 into escrow, plus sufficient funds to cover closing costs incurred herewith (of which the sum of $25,000.00-bas been deposited herewith) and had deposited herewith an executed Land Contract as per its terms, with the existing First Trust Deed, of record, having an approximate principal balance of $271,800.00 and with the Seller retaining an equity of $53,200.00 to complete a total consideration of $350,000.00. POLICY OF TITLE INSURANCE: Buyer to hand you any additional funds and instruments necessary for you to comply ‘with instructions herein and to obtain a Vendor/ Vendée Standard Coverage Form policy of Title Insurance from Chicago Title Company with their standard exceptions and provisions. This policy is to have liability for an amount not to exceed $350,000.00 . The poticy isto be issued on real property in the County of LOS ANGELES, State of California, as follows: ‘That portion of Lot 2 and 3 of Tract 45315, in the City of Lancaster, County of Los Angeles, State of California as per map recorded in Book 1127, Page(s) 13 to 17, records of said county, described as follows: Beginning at the point along the Southerly right-of-way of Holguin Strect distant 66.05 feet Southwesterly of the most Northerly comer of Lot 1 of said tract 45315; thence South 53°11'26" East, a distance of 100.00 feet; Thence South 36°48'34" West, a distance of 56.61 feet; Thence North 53°11'26" West, a distance of 100.00 fect; Thence North 36°48'34" East, a distance of 56.61 feet to the point of beginning. Said land is also shown and described as adjusted lot 2 in the Certificate of Compliance for lot line adjustment No. LA 99-06, a Copy of which is recorded on July 19, 1999 as Instrument no. 99-1329354, Official Records Commonly known as: 1708 Holguin Steet, Lancaster, CA 93534 SU JWING TITLE VESTED IN: Joseph Gurrola and America Gurrola, Husband and Wife REE FROM ENCUMBRANCES EXCEPT: (1) General and Special Taxes forthe fiscal year 2005-2006, and the lien of supplemental taxes assessed pursuant to Chapter 498, Statutes of 1983, of the State of California. @) Covenants, Conditions and Restrictions, reservations, rights, rights of way, and easements of record, if any.
