Rental Agreement
For
1 Portofino Drive, Tower 1, Ste. 2003
2 bedroom/2.5 bath
Hong & Wei-Hsiung Chu
And
Guest Renter
The TERM of the rental agreement shall be for the indicated dates listed on Vacation Rentals by Owner
(VRBO) .
1. The RENTAL fee is payable as follows:
a. Damage Deposit is $150
b. Summer/Spring Rate: $400 per night; Winter/Fall Rate: $200 per night (unless negotiated with
owner); Winter Monthly Rate: $2500; Special Event Pricing will vary.
c. Rates are always subject to change before a renter pays damage deposit.
d. Total due with contract is the $150 damage deposit
e. Rental fees (the balance) are due 10 days prior to check-in.
f. Cleaning fees are included in the rental fee if five (5) night minimum is met.
g. Taxes and amenity fees are included in all reservations.
h. If applicable: A $50 cleaning fee will be charged for four (4) night stays. A $100 cleaning fee
will be charged for three (3) night stays.
2. PAYMENT: All electronic payments are processed through PayPal. Renters must submit the damage
deposit by PayPal. The final payment must be made by a mailed check or money order. Checks should
be made out to Hong Chu. A $30 fee will be assessed to your damage deposit in the event that a check is
returned.
3. DAMAGE DEPOSIT: Deposit will be refunded by PayPal within 2 weeks of departure after room keys
have been returned, condo has been inspected, and no damages are present and items are not missing
from the rental unit.
4. CHECK-IN/CHECK-OUT: Check-in time is 16:00 or after. Checkout time is 11:00 or before. Early
check-ins and late check-outs must be discussed in advance with the property owner. Early checkins/late check-outs require the payment of a $20 expedited cleaning fee.
5. MAINTENANCE: Landlord shall make every attempt to make repairs to fixtures inside the rental unit.
Refunds will not be issued for malfunctions outside of landlords control.
6. REFUNDS: Refunds will not be issued unless a problem is a result of the landlords error. Refunds will
not be issued for early departures.
7. CANCELLATIONS/DATE CHANGE POLICY: Cancellations must be made at least 60 days in
advance. Cancellations must be made in writingeither by email, fax, or postal mail. Requests made by
telephone are not acceptable. After the 60 day deadline, no refunds will be made. Date changes must
also be made at least 60 days in advance to avoid a fee. Date changes made after the 60 day deadline
will incur a $25 date change fee. Date changes made 30 days or less before arrival will incur a $50 date
change fee. No refunds are issued for early departures.
8. NO SHOWS: In the case that the renter does not appear for their reservation, he/she will be classified as
a no show. No shows will forfeit their damage deposit and rental fees, and no refunds will be issued.
Please understand that this unit was reserved just for you.
9. UTILITIES: The landlord will provide water, trash removal, and electricity up to $200. Any electricity
bill over $200 for the month will be charged for monthly renters.
10. RESTRICTIONS : NO PETS, NO SMOKING, and NO PARTIES. Violating this policy will result in
immediate tenant eviction and forfeit of damage deposit.

11. ACCOMODATIONS : 1 king, and 2 twin beds. All linen is supplied. Kitchen is fully stocked with
dishes, appliances, and cooking utensils. Bathrooms are fully stocked with toilet paper and bar soap.
Paper products such as napkins and paper towels are provided. Supplies are provided for the maximum
number of guests the unit accommodates. No extra housekeeping will be provided during your stay.
Notice for monthly renters: For long term renters, only a starter kit of consumable supplies will be
provided. After the starter kit has been exhausted, guests must provide their own supplies.
12. MAXIMUM OCCUPANY OF SLEEPING GUESTS: Six (6) guests at one time.
13. MINIMUM LENGTH OF STAY: Five (5) nights, unless approved by landlord. Monthly Rentals: Thirty
(30) nights minimum to receive monthly rate.
14. AGE LIMIT: Renters must be 25 years or older at the time of check-in. The individual whose name is
under the reservation must meet the age requirement and must be present during the stay. The
reservation holder shall be responsible for the actions of all minor guests.
15. DUE DATES: Rental fees (the balance) are due by 12:00 am of the listed due date. Any other time after
12:00 am is considered past due. Renters who do not pay their rental fees by the due date listed will be
charged a late fee of $20 added to the rental fees (balance) if rental fees are not received by the due date.
Renters who do not pay their rental fees by check-in day will forfeit their reservation and damage
deposit.
16. INCLEMENT WEATHER: Refunds will not be issued for bad weather. Please allow yourself enough
time to travel to the resort. This policy does not apply to hurricanes. In the event of a hurricane landing
at or near the Pensacola area, we will make every attempt to reschedule or refund.
17. POLICIES: We reserve the right to charge from your damage deposit if any of our procedures/policies
are not followed, or any items are stolen/damaged from the unit. Please refer to our guest condo guide
provided by e-mail, and inside your rental unit.
VIOLATION OF PET, SMOKING, and NUMBER OF SLEEPING GUESTS SUBJECTS THE
RENTER TO SIGNIFICANT PENALITIES WHICH ARE NECESSARY TO PROTECT THE
HOMEOWNER. ALSO BY ENTERING INTO THIS AGREEMENT THE RENTER HOLDS
HARLESS THE HOMEOWNER FOR LIABILITY WHILE STAYING IN THE CONDO. UNDER NO
CIRCUMSTANCES SHALL THE OWNER BE RESPONSIBLE FOR LOSS, EXPENSE, DAMAGE,
CLAIM INJURY, DIRECT OR INDIRECT, CONSEQUENTIAL OR OTHERWISE CAUSED OR
INCURED, AS A RESULT OF ANY DELAYS, SUBSTITUTIONS, RESCHEDULING, OR CHANGES
IN THE PROVISION OF ACCOMODATION BY THE PROPERTY OWNER OR BY REASON OF
ACTS OF GOD, OR BY AGENTS, EMPLOYEES, SUBCONTRACTORS, THIRD PARTIES, OR AS A
SUBSTITUTE.
