PURPOSE AND FINDINGS ‘A. The purpose and intent of this ordinance is to add to the City of Arcadia Municipal Code for single family residential zoning a limit on the amount of square footage of new homes in order to create harmony and compatibility with existing homes. B. The character of single family residential neighborhoods in Arcadia is defined by expansive lots with predominantly single story, modest sized homes. C. The “building envelope” created by the current single family residential zoning codes allows for new homes to be too large and out of scale and proportion to existing homes. D. Single family residential homes that are out of scale and proportion to existing homes are not harmonious and compatible. E. Two story homes in single family residential zones are more likely to take away from the views and privacy of neighboring properties. F. The intent of the ordinance is not to prohibit two story homes but to incentivize the building of single story homes which are less intrusive on neighboring properties and more compatible and harmonious with the neighborhoods of Arcadia. G. The purpose of allowing less square footage for two story homes is to reduce the likelihood of the new homes obstructing views, invading privacy and appearing out of scale and proportion to the neighborhood.
