Hello, SunshineatShadowood,

The Shadowood President and Board Chairman, Thomas Summakie, has given me your

email of February 15 and asked me to send you a factual response. I must first advise you that
this response will not be part of an on-going dialogue. If you have legitimate concerns about
Shadowood, please come forward and address those concerns within the instrument of the
governing documents, i.e. come to the Board meetings which are held on the third Thursday of
each month. A schedule of the 2016 Board Meeting dates is appended to this letter.

First, about me. I am a professional Property Manager, holding certifications as Manager of

Community Associations,(CMCA), Association Management Specialist(AMS), with 27 years of

experience in managing residential homeowner communities in Virginia and D.C. I started at
Shadowood last December and moved into an apartment in Shadowood only last week. I have

managed some association properties that had internal dissension and others that did not. I do
not take sides in such disputes but concentrate on providing the best professional management
I can for the benefit of all the residents in my communities.

Because I, too, live at Shadowood, I share many of the concerns that you express and which
I will discuss in this response. Your email happens to contain a number of statements that are

just factually wrong, which I will explain, in the hope that we can focus on factual matters that do
merit attention. I will refer to the numbered items in your email.
FACTUAL ERRORS:

1. No communications from the Board.

You obviously are not on our mailing list, or you do not look at all of your mail; because
the Board sent many communications to all owners in 2015, and I myself have been
sending out a newsletter every Friday since I started working here in December. Please
make sure the office has your correct email and post office addresses so you will start
receiving all the communications that Shadowood sends out.
3. Where is the transparency? and 4. What are the Board meetings?

The Board publicizes the dates of all Board meetings, has an "Owners Forum" prior to
every Board meeting at which owners are free to talk with the Board on any matter that
related to Shadowood. All Shadowood records are available to owners on request as

provided in Virginia Condominium Act. Board meetings are held on the third Thursday of
each month at 6:30 PM in the SCA Management Office located at 11639 Stoneview

Square and are open to all owners. Notices are sent to all owners via email, in the Friday
