Registration will commence at 6:00 P.M.
and the Membership Meeting will
be held at 6:30 P.M.

The quorum requirement to hold the


Membership Meeting is 50% of the
Membership (230 ballots). If we do not
receive sufficient ballots by February 17,
2015 then the meeting will have to be
adjourned to another date. Each adjournment due to lack of sufficient ballots
costs the Newport Crest Membership
additional funds. Postage has been
included on the mail back envelope for
your convenience. It is imperative that
you to vote.

Please mail in your ballot by February 13,


2015 so it may be included in the count
or you may drop it off the night of the
Membership Meeting at the onsite
office on February 17, 2015.

Owners are encouraged to attend our
Board of Directors meetings on the second Thursday of each month in the
Clubhouse. Violation Hearings are held
in Executive Session at 6:30 p.m. General Session begins at 7:00 p.m. with
Homeowner Forum. Tenants are allowed
to attend Hearings and specific

General Session meetings only with


written permission from the Unit
owners.
Our next two Board Meetings will be
held on Thursday, March 12th and
April 9th.

Xochitl (pronounced Soshe)
J. Yocham arrived as our new manager in November of 2014. She is
a married mother of two. Xochitl
has been a Certified Community
Manager for the past three years as
a portfolio Manager. She is an active member of CAI (Community
Association Institute) which offers
educational programs for Board
Members and Managers. Xochitl
also serves as a Board Member in
her own 3500 HOA in Coto de
Caza for the past eight years. She
also was an Account Manager at
Sara Lee for 16 years. She is looking forward to working with each
of you and is very excited to be
serving as your new Community
Manager at Newport Crest.

SUNSET RIDGE
PARK IS OPEN
The dedication and opening of
Sunset Ridge Park occurred on
December 6th. The memory of our
own Louise Greeley was honored
with a butterfly garden. The city
has had to erect fences and tape to
prevent visitors from riding bicycles and/or entering the park from
the Crest property and to protect
the newly planted and seeded
areas. Please do not try to enter
from Crest property use the
walkway and stairs on Superior.
Perimeter owners have suffered
during the construction of the park
but their properties are selling for
over a million dollars!

The owner/developers of the Banning


Ranch property are still working with
the California Coastal Commission to
have their application for development
approved.

Newport Beach Police advise all residents


to lock doors, windows and cars and do not
keep valuables in vehicles. Crest residents
are urged to keep garage doors locked and
the door that allows entry from the garage
into the unit.

Trash pickup is Monday (or Tuesday if


Monday is a holiday).

Members of The Banning Ranch Conservancy continue to raise funds to purchase


the property for permanent public open
space while they further educate the public
on the environmental impacts of the
development.
The Newport Banning Ranch development will most likely be scheduled to go
before the Coastal Commission before the
end of the year.

All vehicles parked within Newport Crest
property must be identified by either a resident decal located on left side of windshield or a visitor pass hung from the
rearview mirror.

marked parking spaces in our courtyards or
on our streets.

Do NOT park across lines of designated
parking spaces
Residents are responsible for providing
parking passes to their guests.

Keep outside lights on throughout the


night for added security.
The Newport Beach Police will provide a
free security check for your home, call
949-644-3717.
Our best protection is to be aware of our
own surroundings and to look after our
neighbors property as well.
Be a good neighbor... Be alert and report
suspicious behavior or persons to the
police Call 911.

PLEASE BE MINDFUL
OF NOISE
MAGNIFICATION
IN THE CREST
Many residents do not realize that noise is
magnified in the Crest because of the configuration of our complex. Our buildings
cause noise to echo and intensify in the
courts and in the streets. Please minimize
talking when arriving or leaving units and
keep music down and parties inside especially after 10 pm. Newport Beach City
ordinances prohibit EXCESSIVE NOISE
from any residence, inside or out on decks,
in the court or on the street AT ANY time
(24/7) which disturbs neighbors. City fines
can be assessed up to $1,000.

ACTIVITY & NOISE
REGULATIONS
The City Municipal Code and our Governing Documents regulate construction
activity and noise as follows:
Weekdays-construction allowed
7:00am to 6:30pm
Saturdays- construction allowed
8:00am to 6:00pm
Sundays/Holidaysno construction
activity allowed
Exceptions are made for emergencies.
Also, please be apprised that portable
restrooms, construction material and any
construction bin must be stored in the
garage of your unit.
Venders without proper insurance
and licenses are not allowed to work
in or on the common areas of
Newport Crest.

NO SKATEBOARDING
IN THE CREST!
As per our Rules & Regs SKATEBOARDING is NOT ALLOWED on Crest property except as used to egress and ingress
into the Crest to and from a unit. Skateboarding in the Crest is especially dangerous for children.

GUTTER CLEANING BEGINS
Its that time of the year again for gutter
cleaning. This work requires access to the
roofs. Antis Roofing and Waterproofing (a
new vendor to the Crest) will begin gutter
cleaning on Wednesday, January 28, 2015,
weather permitting. ARW, Inc will make
every effort to respect homeowner privacy
and property. They will notify individual
homeowners of any items that present a
problem during the course of the project.
The following points will help in the facilitation of a clean and less disturbing
project:
Please remove items from your patio
that may get dirty from roofing debris,
(umbrellas) or may be damaged from
falling debris.
Close all doors and windows.
If you would like to have any gated
area broom swept, please keep gates
unlocked. If gates are locked during
the process, debris removal will be
homeowner responsibility.
All common areas will be left broom
clean at the end of each work day.
Final clean up at the completion
of job.
There will be foot traffic on the roofs and
noise at each building during the project,
between the hours of 8:00 AM and 5:00
PM, Monday through Friday.
