Churchill Gardens, Pimlico SW1W

CityWest Residential manages several
buildings in SW1W and some of the most
popular properties for sale in Pimlico are
found within the Grade II listed Churchill
Gardens Estate. This is one of the largest
housing estates in Central London and in
2000, the Civic Trust voted it the most
outstanding building scheme of the last 40
years. The post war properties were
described as luxury flats , with 36 blocks
spread out over a 30 acre site. Today many
of the properties are in private hands, and
offer home movers an excellent entry point
into the Central London property market.

The Pimlico property market

While experts and commentators debate
the effects of BREXIT on the prime Central
London housing market, Pimlico is quietly
going about its business remaining a
favoured yet stable property market.
Rightmove figures suggest house prices in
Pimlico have stayed the same over the last
12 months, although they are up 34 on
values gathered in 2013. The current
average price of a property for sale in
Pimlico is 1,133,619.

The Pimlico property market

Pimlico s property market can be loosely
divided into three main areas. Many post war
estates, including Churchill Gardens, Lillington
Gardens, Millbank Estate and Dolphin Square,
are now professionally managed and offer
well priced starter flats as well as some
spacious family apartments. Period properties
set around garden squares, such as Warwick
Square, Eccleston Square and St George s
Square, are always in demand. Many of the five
and six storey townhouses that overlook the
gardens have been converted in flats but the
accommodation tends to be spacious and
lofty. Grosvenor Waterside, Caro Point, The
Icon, The Panoramic provide new build and
resale opportunities many with river views.

A little more about Pimlico itself

The development of Pimlico can be
attributed to the powerful Grosvenor family,
who came in possession of the area by
way of marriage between Mary Davies
who had inherited much of central
London and Sir Thomas Grosvenor.
Although it took some 150 years for the
family to get round to developing Pimlico,
heir Richard Grosvenor finally hired
Thomas Cubitt to map out the
neighbourhood in 1824. The legacy is the
grand stucco fronted terraces and squares
that characterise the Pimlico of today. The
neighbourhood now falls within the Duke
of Westminster s Grosvenor Estate with a
reported 350 Grade II listed buildings.
