INTRODUCTION

This report provides an overview finding of Mechanical services at the stated site.

The report basis was compiled from our initial site survey and a full major service visit

Boilers

Main Boiler room

Main boilers where manufactured in 1990 and for there age they are in a fair condition! The only required parts are 2 x flame probes and 2 x ignition probes

HWS Calorifiers

Main Boiler room

Both Calorifiers were checked and are in fair condition. Plaster insulation is deteriating but no major problems. Water is being stored @ 60ºC

Heating Pressurisation Unit

There are 2 pressurisation units and they are both working fine, the only required parts is a control cover for unit 2

This unit has been serviced and is operating fine the only required parts are a new ball valve as the existing is clogged

Within the Leisure Centre area there is only 1 of the 2 boilers working, the remaining unit has failed and requires various failed components to be replaced ASAP! Also each boiler needs to be individually shut down for service works however they are both fed from the same controller/switch so this needs to be altered ASAP to ensure minimum disruption whilst any required works are being carried out on these units. Required spares, Flame probes – ignition probes – gaskets and 1 control box

The left hand pump is fine but the right hand one is in desperate need of replacing due to major corrosion

There are 3 systems that serve this area and 2 of them are working but the 3 rd is down with an E7 fault code. There is no access to any of the evaporators so the filters and rains cannot be checked! This area was refurbished recently and no access has been allowed for?

This is a dual split system, within the TV room there is a cassette unit which was heavily soiled and the facial panel is heavily stained! Within the reception area there is yet another concealed unit with no access? This unit is also out on a fault code but due to limited access cannot be identified?

These units are of 2 various types, 1 to suit the Daikin VRV systems above which are all serviced and fine the other are Diffusion custom made “Ambassador units” with built in condensate pumps which are within the bed room wardrobe units – several of these systems require further works, as listed:

4.0 CONCLUSIONS

Even though the majority of the installed plant is old and looks in a poor condition, it is actually working fairly well although mainly in hand operation?

The plantroom does require some tidying up i.e. new pipework supports and various forms of replacement thermal insulation etc to bring it back up to standard and also the addition of some removed sparge pipework which at the present time discharges at high level and a variety of filters & belts is also required.

Regarding the controls within the plant rooms we can offer a cost to check these out fully and submit costs to bring these back on line which will obviously give you a cost saving in energy

The AC units within the Restaurant and Reception area do require some urgent form of access to enable servicing of these units to be completed

The pool boilers these need reactive works urgently one to enable our service works to be carried out and two to ensure soundness of the installed plant

The bedroom fan coil units (Old rooms) are in a very dirty state especially the condensate pump and drip tray side, which we feel need to be fully cleaned, disinfected and flushed to ensure each unit is fully functional and clear of any bacterial contamination

With regards to your concern over Gas safety systems (Gas valves) all boilers have these fitted and also the Main kitchen area so the only areas not covered are the Satellite Kitchen and the Laundry areas

Full list of dilapidation costs will be submitted as normal
