TENANCY AGREMENT

TENANCY AGREEMENT THIS AGREEMENT OF TENANCY IS MADE AT KARACHI, ON THIS ------------- DAY OF------------- 2005 BETWEEN Mr.; ---- Son Of---R/O; ------------------- D.H.A Karachi. Hereinafter referred to as the `LANDLORD' (which means and include his heirs, executors, and administrators and /or assign) of the One Part; AND Mr.; ----- Son Of ----- , R/O; Phase-II, D.H.A Karachi.

Hereinafter referred to as the "TENANT" (Which means and include his heirs, executors, administrators and/or assigns) of the Other Part; WHEREAS The Landlord confirms that he being the OWNER is legally competent to rent out ____ Kh-e-Behria Phase-V, D.H.A Karachi.____ Hereinafter referred to as the "DEMISED PREMISES". AND WHEREAS the Landlord has agreed to rent out and Tenant has agreed to take on rent the demised premises for a period of eleven months commencing from------ and expiring on -------- on the terms and conditions appearing herein below: NOW THEREFORE THIS AGREEMENT IS WITNESSETH AS UNDER: 1. That rent for the said demised premises shall be Rs._______ (Rupees ________________ per month). 2. That the tenant has paid to the Landlord on signing of this agreement a sum of Rs _______ (Rupees ____________________ Only being the advance rent for a period of ______ months and further sum of Rs._________ (Rupees _______________ Only being the Security Fixed Deposit which shall be refundable on vacating of the premises after deducting the amount of un-paid bills and damages (if any). 3. A. Minimum Stay should be Eleven Months If Vacated Before, Tenant Has to Pay Full Eleven Months Rent + Repairs & Damage Charges Etc. 4. That the Tenant shall pay electricity, gas and telephone bills and water/ conservancy charges to the department concerned regularly and record of paid bills shall be properly maintained and shall hand over photocopies of paid bills to the Landlord every month regularly. 5. A. Also Includes Phoenix Security Charges, Cable & Internet Charges As Well. 6. That the Tenant shall not sublet or underlet the demised premises or any part thereof to any person or persons in any manner and under any circumstances whatsoever. 7. That the Tenant shall not make any addition, alteration or modification to the structure of the demised premises without prior written permission of the Landlord. 8. That the Tenant shall use the demised premises for ______ purpose only. 9. That the tenant shall keep the demised premises and its fittings and fixtures maintained in good order and in tenantable condition and all minors repairs as and when necessary shall be carried out immediately by the tenant at his own expenses 10. That the Tenant shall not cause any damage, whatsoever to the demised premises or its fittings and fixtures in any manner and in any case whatsoever and at the time of vacating the

Tenant shall hand over physical and peaceful possession of the said premises to the Landlord and shall leave it in clean and tenantable condition with all the fixtures and fittings in perfect working /usable condition as they were at the time of possession taken over by the tenant subject to reasonable wear and tear. 11. That the Tenant shall not use the said premises for any illegal business, activity and shall not store or stock therein any article of combustible or hazardous nature neither suffer to be done any act which may expose the premises to the risk of fire or any loss or damage. 11-A. Land Lord Will Not Be Responsible For Any Incident, Accident-or- Mishap in the Premises of Rented House. 11-B. The Tenant Will Not Cause Any Disturbance, In Convenience, Noise Pollution -orIndecent Acts In The Premises Of The House. 11-C. After Seven Months, 3 Months Rent Will Be Paid By the Tenant & Same Practice Will Continue For Future Rent Payments. 12. That property tax in respect of the said premises shall be paid by the Landlord. 13. That either party shall serve one month's written notice in case the demised premises is being vacated or is required to be vacated. 14. That the Landlord or his authorized representatives shall be entitled to inspect the said premises during any reasonable hour of the day with prior appointment with the Tenant. 15. That this Tenancy agreement is renewable with mutual consent of both the parties. 16. That rent of the said premises shall be increased by ______% after every year. IN WITNESS WHEREOF the parties above named have set and subscribed their respective hands at Karachi, the day, month and the year first above written. Our Service Charges Is One Month Rent From Each Party & 2% On Sale From Each Party.
