EXECUTIVE SUMMARY

The report is based on the Analysis of Gurgaon Residential Real Estate Market: A Comparative Study of Unitech with other Developers.

Objective(s) : The objective of the project is to analyse the product (houses, apartments, villas etc.) being offered by different developers in Gurgaon and the prices for the same. Also to go through the newspapers of last six months and see the advertisement published in them and the image focussed in the respective advertisement. Also, to analyse the growth potential and current scenario of the residential market in Gurgaon.

Field of study : The residential real estate sector of Gurgaon is the field of study. The Rapidly growing real estate market in India is moving toward maturity with increasing participation from local and international players, rising investor interest and market friendly approach. With the return of economic stability and renewed focus on this vital market by domestic and international players, there has been a visible scaling up of development in terms of commercial office and retail space (from the current office space 40.5 million sq.ft operational in2010 to an anticipated 51.2 million sq. ft. by 2012). As a result, Gurgaon is once again witnessing a massive infusion of demand for quality residential properties.

Conclusion : The real estate sector in India is ready to take a big leap in the coming years. Since 2010, the residential sector has been on a strong growth trajectory and with increasing urbanisation the momentum is expected to continue. During the same period, it has been observed that Gurgaon and Kolkata are expected to have the maximum absorption trend. Also, about 75 per cent of the total unit supply in 2012 will be accounted by 2 bedroom-hall-kitchen (BHK) and 3 BHK units. During the realty boom, a higher composition of 4 BHK and other premium segments are usually expected; however, developers are conscious of the importance of smaller units in generating higher volumes and continuity in sales pattern.

Limitations : 1. Study was restricted to Gurgaon. 2. The study of developers is restricted to only famous developers. 3. Time was the biggest constraint as all the information cannot be collected and analysed in a short span of 10 weeks. 4. As the study includes analysis by a human hence there are chances of error.

Recommendation : With detailed analysis of the most developed NCR city of Gurgaon, I recommend that Gurgaon has still not reached the point of saturation and there is a great opportunity for growth in terms of long term investment because of high connectivity with the capital city of India, proximity to airport, economically priced as compared to costly land cost in Delhi, upcoming KMP, 8 lane express highway and Delhi metro, availability of power, major MNC hub, excellent infrastructure along with DLF acting as a major promoter of the city and other well established construction brands such as Vatika, ERA, Paras, Omaxe and Unitech also undergoing a major development drive. These factors provide a great zeal of scope for growth and development in this city. Although one has to be cautious when investing in Gurgaon because of certain factors which can hamper its growth such as red tapism, corruption in Haryana etc.
