A proxy bidder from our office will be assigned to you. They will make contact with you before the auction to discuss your wishes. It is our understanding that you wish to obtain the property for the best available price up to and including your maximum proxy bid.

Fees: A buyers agent commission of 1.5% of the sales price is being offered to Vermont Licensed Real Estate Sales People and Brokers who represent a winning bidder, and successfully go to closing. Terms:

The bidder must pre-register before auction and display to Auctioneer proof of deposit and proof of funds to obtain bidder number. Proof of deposit may be in the form of a Bank or Cashiers Check, or Personal Check with bank letter of guarantee. Proof of funds must be in a amount equal to or greater than the bidders anticipated bid price and shall be in the form of bank letter of guarantee, a copy of an account showing available funds, or a commitment letter from a bank, Mortgage Company or other lender licensed to do business in the State of Vermont. At the sale, the person holding the public auction shall sell to the highest bidder that meet or exceed the reserve. A deposit shall be paid at the time of sale of at least $10,000.00. Purchaser is required to sign a Purchase & Sale Agreement at the time of the auction with a close date no greater than 30 days from auction. This closing date can be automatically extended for 30 days by the seller to allow for title, permits, state requirements or other items if necessary. Deposits are non-refundable unless seller cannot convey clear title. Proxy Bidders must complete the above application and provide the following: 1) Proof of Deposit in the amount of $10,000. a. A fax/scanned copy of a Bank Treasurers or Cashiers Check made out to Attacca Realty/Vermont Outdoor Properties in the amount of $10,000 b. A fax/scanned copy of a Personal Check made out to Attacca Realty/Vermont Outdoor Properties in the amount of $10,000 along with a signed and notarized copy of a bank letter stating that the Personal Check is valid and that funds are available for covering the amount on the check. 2) Proof of Funds in the amount equal to or greater than your Proxy Bid. a. A fax/scanned copy of a Bank Account or Investment Account in the bidders name showing liquid funds in the amount equal to or greater than your Proxy Bid. Account number may be removed b. A commitment letter from a lending institution, or proof of a line of credit in the bidders name in the amount equal to or greater than your Proxy Bid. Account numbers may be removed. All Proxy Bidders agree that if awarded the winning bid to be available by phone, email/scan/fax to sign the purchase and sales agreement on September 8th, 2012, and to be able to overnight Fedex the required deposit monies on that day. If the Proxy Bidder fails to do so the Seller reserves the right to award the property to the next highest bidder.
