Job Description: 1. Identification of properties as per companys requirement and specifications. 2.

Proposing the properties to management and signing of lease. 3. To ensure timely completion of landlord scope of work. 4. To ensure permanent electricity connection and other basic requirements of a branch before the branch starts operating from premises. 5. To ensure rent is being paid properly and maintain professional relationship with landlords. 7. Smooth handover of the deleased premises to the respective landlords. 8. Rent re-negotiation and reduction of approx 10% of annual rental outflow Project Management 1. To get the measurement done in co-ordination with interior vendor and finalisation of layout as per the companys requirement and specification. 2. To get the interior cost under specified limits, with desired quality and brand specifications. To understand the owner scope of work and TKO scope of work. 3. To follow up with AC vendors, DG,Security, Equipment for bill of quantities and installation in sites. 4. To get the chairs and other elements quantities. 5. To put up the approval note to the management for projects. 6. Co-ordination and follow up with different vendors to get the project completed in desired timeliness. 7. Co-ordination and follow up with different internal departments to get the site operational in targeted date. 8. Proper handover of site to IT team. Facility Management 1. To ensure preventive maintenance of the different equipments installed in the branches to avoid break down and hence smooth working of business. 2. To co-ordinate with different vendors for break down calls like AC, DG and UPS

Job Description for Business Analyst:1. Collecting, understanding, and transmitting the business requirements for the project. 2. Online Bidding for Various projects using online bidding portals. 3. Strong analytical and product management skills required, including a thorough understanding of how to interpret customer business needs and translate them into application and operational requirements. 4. Successfully engage in multiple initiatives simultaneously. 5. Work independently with users to define concepts and under direction of project managers

6. Documenting and analyzing the required information and data. 7. Understanding the technical designs as well as the specifications. 8. Making sure that the recommended solution is commercial yet competitive. 9. Excellent verbal and written communication skills and the ability to interact professionally with a diverse group, ex ecutives, managers, and subject matter experts. 10. Weekly reports to be produced for the project manager showing progress against outstanding milestones, status, resource requirements, issues, risks and dependencies. 11. Acting as an interface between business units, technology teams and support teams.
