Overview

SIMSARI MLS is a system owned by RERA that organize and regulate the relationship between real-estate brokers in Dubai, and allow them to list properties available in DLD Systems (Tabu, Ejari and Oqood). It is mainly a search engine for properties for different purposes like renting, selling, getting more information and more.

What is Simsari?
Simsari is an enterprise, authenticated and trusted Multiple Listing Service (MLS) portal that regulates real estate brokers and enables them to establish contractual offers. Simsari initiated by Dubai Land Department (DLD) and Real Estate Regulatory Authority (RERA) and developed by Emirates Real Estate Solutions (ERES) as a response to the growing demand for a trusted and regulated MLS in the real estate market. Through Simsari, buyer brokers can search for property listings, where they can find their perfect match properties and secure them instantly through Simsaris brokerage network. As well, seller brokers can list their properties and complete the transactions themselves. This revolution in smart real estate transactions is available only through Simsari. Simsari establishes full transparency between brokers, fully integrates sale contracts into a legal framework and opens up the possibility of being able to revise these contracts seamlessly in the event of disputes. It also performs multiple validation processes to ensure the integrity of the data listed.

This Manual
This manual provides all Simsari end users with detailed instructions on how to use Simsari system from A to Z. It covers different modules of Simsari including Registration, Search Property, List Property and Create Contracts.

Simsari Home Page

Simsari interface is user friendly, simple and easy to use. Following the user manual instructions is all what it takes to perform your role successfully.

Before you login to Simsari, the home page of Simsari includes the following panels:

Office Registration

Now that you have familiarized yourself with Simsari, click on Register link and then Office or click on Register Office link in the home page to register your real estate company. Register your office is essential using Simsari system and this step is considered as the first procedure to become Simsari system user.

In the Office registration first page, enter your office registration details such as Office Registration Number (ORN), Trade License Number, Number of Users and select whether you are a broker or not, then click on Next.

In the second page, enter the Office Representative Details and click on Finish.

A message that your office registration request has been submitted successfully appears in the next page. Click on Print Request button.

Note: After you submit your request online successfully, print the request and visit RERA to get the request approved. RERA has to approve your request so you can login and select brokers.

Brokerage Office Admin

Brokerage office admin is eligible to register the real estate office to Simsari system as we discover in the previous section (Registration). Once the office registration completed successfully and approved by RERA, brokerage office admin can login to Simsari and select brokers to activate as Simsari users. After completing this step successfully, brokers must register themselves and this part will be covered in the next section (Brokers).

Sign In to Simsari
Once you receive a notification e-mail that your account is active, open Simsari website using this URL: www.simsari.ae, click on Sign In, enter your username and password and click on Sign In.

To save your username for future sign in, click on Remember Me. If you forgot your password, click on Forgot password link and a new page will open.

Broker Selection
Now that your request is approved by RERA, login to Simsari and click on Brokers then Broker Selection. You will find a list of all the available brokers in your office, select brokers that will be using Simsari system and click on Save.

Logo Upload
Simsari allows you to upload your company logo to the system and it will be printed on contracts and listings you will create using Simsari. To upload your logo to Simsari, complete the following steps: 1. 2. 3. 4. Login to Simsari as Office agency admin. Click on Brokers menu item and then click on Logo Upload. Click on Browse and select the logo file from your local drive. Click on Upload and then click on Save.

Brokers Registration

Brokers are the main Simsari system users. After completing their registration successfully, they have ability to access their profile and validate their information. Brokers have ability to create Simsari contracts such as Contract A, B, F and To Let Contracts. Brokers can upload and manage Simsari contracts as well and Search for listed properties for Rent and for Sale by accessing Listings.

Broker Registration is the next step that comes after Office Registration is completed by the brokerage office admin and approved by RERA. Selected brokers by the brokerage office admin now must create their accounts through registration and start to use Simsari directly. Following the next steps allows you register yourself as Broker in Simsari: 1. Open Simsari and in the main page click on Register, then click on Broker. Create Broker Account page will open and it shows all the compulsory fields that must be filled. 2. Enter your Office Registration Number in the field ORN. 3. Enter your Broker Registration Number. 4. Enter your username in the field User Name and click on check availability to validate that your username is unique. 5. Enter your password and retype it in the last field. 6. Select the checkbox I agree on Terms & Conditions. You can read Simsari User Terms & Conditions by clicking on this link. 7. Click on Save to complete the process. Simsari will create your account and returns a message if the account was created successfully. The image below shows how to create a broker account.

Note: Brokers are able to register in Simsari and create their own accounts only if the brokerage office admin has completed the office registration and selected their names as authorized brokers to use Simsari.

Access Brokers Profile

The following image shows how a broker can access his/her profile, check the available amount in the office account in Simsari and changes password.

Change Brokers Password

Change brokers password can be made after logging in to Simsari; the new password length should be minimum 7 characters.
