LAKE VILLAS CONDOMINIUM ASSOCIATION BOARD OF DIRECTORS MEETING July 10th, 2012

The meeting came to order at 6:00 PM and was attended by: Galen, Randy, Steve, Mat, Deirdre, Chris and Bryce Kennedy and Clinton Oakland from Kappas Miller. The June minutes were reviewed and approved. Homeowner Topics for Discussion Mike Green presented some concerns he had. 1. Need to get the front entry/exit gate working, he has noticed people on the complex who do not live here and possibly using the pool. 2. Concern on how to get new keys for the pool, dock, and walking gates should owners loose their keys. It was decided that the owner needs to contact Kappas Miller and a new set of keys will be issued. The homeowner will be charged $25. for the new set of keys. This motion was voted on and approved by the board. 3. Mike had delivered a note to every unit requesting that everyone clean-up after themselves at the cabana and pool area. After the 4th of July the cabana area was a mess with a lot of trash left. We all live here together, please be considerate of others and take your trash with you when you leave. Also, glass containers are not allowed in the pool area, plastic containers only. Treasurers Report - Galen Galens report noted that the Operational Account balance was $9,576. and that the Reserve Account balance was $102,054.89. The re-roofing project has been completed and the final payment has been made to Haight Roofing. The total cost of the project was $238,590.87 We have collected approximately $245,800 towards the special assessment of $300,000. If you have not paid your special assessment you will be receiving a letter from Kappas Miller notifying you of the past due payment. If you have any questions regarding your payment please contact Bryce Kennedy at Kappas Miller.

OLD BUSINESS Deck repairs - The board is getting additional bids for repair work on decks D-5, F-3 and I-3. The bids will be reviewed at the next board meeting so the work can get completed while the weather is good. Action Board Fence repair - The north boundary line fence was damaged a few years ago when a tree from the neighboring condominium complex fell on it. We have requested that Kappas Miller contact that association again to get the fence repaired. Action - Bryce

Fire Alarm Inspection - The fire alarm test was completed and the system is functioning properly. No Action needed Geese - The geese came back this year and made a mess of the lawn and the dock. Galen is working on some ideas for next year that will hopefully make them find another place to call home. Action - Galen Painting project - Part of the special assessment was for paint touch-up work. Matt is getting bids on painting and other options for repainting the complex. Action - Matt

New Business Landscaping issues - If you have questions regarding landscaping at the complex please contact Bryce Kennedy at Kappas Miller and he will contract the correct person to address the concern. Please do not direct your concerns to the landscapers, they are directed by Kappas Miller as to the work that is needed to be completed. The Board

The meeting was adjourned at 8:00 PM. The next board meeting will be held on Tuesday August 14th at 6 PM at the cabana.

NOTE: Any homeowner who wishes to have an item discussed and acted on must submit a written request to have the item added to the agenda. Written requests must be received by Kappes Miller Management one week before the meeting each month in order to be placed on that months agenda.
