Heat, humidity and pool season are alive and well at Savannah, Texas as June continues to advance and the 2012 summer begins taking stride. During this time of the year, fun in the sun and poolside relaxation inescapably becomes a key priority for many homeownersand with very good reason! Nothing else is quite as able to drown away the hundred degree Texas heat like a dip into crisp, cool water. The safety of you and your family is a subject that your homeowners association takes very seriously. The Savannah facilities team works hard every day to maintain and preserve our communitys pools in a clean and disinfected manner. Each morning, long before the first resident flip-flops into the aquatic complex, every pools chemicals are balanced, leaves and

debris are netted off the surface, submerged leaves and sand are vacuumed, skimmer baskets are emptied, and all pool pumps and equipment are maintained. Our efforts can only go so far, thoughat ten oclock each morning, and all throughout every day, the responsibility shifts to each resident, family, friend, visitor and guest that enters the aquatic complex. Most patrons practice healthy and safe habits at our pools, but as a friendly reminder, we would like to highlight a couple topics to ensure everyone is behaving responsibly and safely.

which in turn keeps the pool water clean. Parents, please make sure your children practice this simple and hygienic task. It is important to shower when first arriving to the pool complex, after lying out and tanning for an extended period of time and after playing in the sand box.

KEEPING SAND OUT OF THE POOL

Aside making sure your child showers after playing in the sand box, it is also very important that parents watch their children and keep them from pouring sand directly in the pool. When sand is introduced to a pools complex ecosystem, it affects the chemical composition, dirties the water and makes the pumps and equipment work harder to filter it out. Lets all be proactive to keep sand out and keep clean! Stay Safe and Enjoy the Pool!

SHOWERING BEFORE ENTERING THE POOL

No one likes swimming in dirty pool waterso shower before entering the pool! By quickly rinsing off your body at any of our six poolside showers, youre helping keep the pool chemicals in balance,

This is the second Mother-Natureapproved edition of the Magnolia Times! As is the trend in most communities, our newsletter is now distributed primarily via email to the residents of Savannah in an effort to go green. We received great reception to our first environmentally-friendly newsletter last April and are proud to continue a new tradition dedicated to practicing sustainability and promoting its awareness. We will have available in the Clubhouse printed copies for those of you who still want to enjoy the paper the good old fashioned way, but you will need to come out and pick up your own copy. They will not be mailed out. This is a more efficient, environmentally sound method of distribution and, best of all, will result in a considerable cost savings.

Community Association Fundamentals

Even though we live in an association, you might be surprised how many of our neighborsowners and renters alike dont really understand the fundamental nature of common-interest communities. And we know that many others, including the media and government officials, lack a true understanding of the community association (or condominium) concept. Community Associations Institute (CAI), a national membership organization that represents the best interests of commoninterest communities like ours, developed 10 basic principles that answer three essential questions: What is the basic function of a community association? What are the essential obligations and expectations of homeowners? What are the core principles that should guide association leaders? Were confident youll recognize our community while reading these principles. Associations ensure that the collective rights and interests of homeowners are respected and preserved. Associations are the most local form of representative democracy, with leaders elected by their neighbors to govern in the best interest of all residents and ethical obligation to adhere to the associations governing documents and abide by all applicable laws. Association leaders seek an effective
balance between the preferences of individual residents and the collective rights of homeowners. Association leaders and residents should be reasonable, flexible and open to the possibilityand benefitsof

I began apologizing for being there since I had been told by a realtor a few minutes earlier that Savannah was home to mostly young families with children. Barbie beamed as she said, Well, this is your lucky day because you just walked in to Nathan Carlisles model home for our over 55 active adult community. I was elated and even more so when I toured the model. Long story short, I was lucky to sell my Prosper home in three weeks and before I knew it my home was going up and I would be the first resident of the community. It was a little scary, but also exciting. The building process was extremely timely and went very smoothly. My builder, AJ Baron was awesome.

New Hot Tub Age Requirement

In a recent decision by the Savannah Board of Directors, the age requirement to use the hot tub has changed from 15-years to 18-years and older. This decision was made in lieu of disruptive behavior being conducted in the hot tub by younger residents. Please email any questions or comments to kim.dwiggins@ premiercommunities.net

New Fitness Center Rules

Several residents at the annual HOA meeting voiced concerns about disruptive behavior exhibited by teen residents at the Fitness Center and its effect on their enjoyment, safety and welfare. In response to these homeowner concerns, along with an increase in disruptive incidents and vandalism reported by the Water District Police and HOA staff at the Clubhouse and Fitness Center, the following additional Fitness Center rule has been implemented: ADULTSUPERVISION IS REQUIRED FOR ANY RESIDENT UNDER THE AGE OF 18 TO USE THE FITNESS CENTER AND FACILITIES BEFORE 10 AM AND AFTER 6 PM. All Level T card access to the Fitness Center will be restricted to access between the hours of 10 am to 6 pm. Repeat violations of this rule may be considered Trespassing and addressed accordingly. Additional future steps are being considered for implementation to help promote the safety and welfare of all residents and ensure enjoyment of Savannah HOA Facilities.

Hi! My name is Karla Walker and I reside at 1404 South Peach Drive in Savannahs newest development, Isabella Village. After losing my husband to cancer in January 2011, I was faced with the decision of selling our retirement dream home we had built in Prosper. Although I loved it and the neighborhood, it became apparent that it was too big, had too much yard to maintain, taxes were high and it harbored too many bittersweet memories. I began my search all over the area including back to Frisco where we had lived seven years prior to moving to Prosper. My search also included the McKinney area and every patio home, condo and small single family housing development I could find. Affordability and location were two major setbacks in my search, as well as not wanting to live in an area that may be starter homes for young couples with small children. Then one day, about this time exactly a year ago, I somehow found myself driving up 380 and into the Savannah development. There, I stumbled upon the model home of Nathan Carlisle. I walked in the mainly to escape the fiery heat we were having and was greeted by a very sweet, friendly, kind and bubbly lady named Barbie Mays.

I closed on Dec. 30th, 2011, moved myself car load by car load and spent my first night in my new home Jan. 28, 2012. I had found the perfect sized home in an affordable price range and in an active adult community. I am amazed by the friendliness of the people as well as the quaintness and beauty of all the villages that make up Savannah. Another plus for me is the similarity of the look of the real Savannah in Georgia or Charleston, South Carolina where my son and daughter-in-law live. I even entertained the thought of moving there but wasnt ready for that big of a move. Now, I still live in Texas around all my dear friends Ive made over the past 12 years but I can enjoy the southern charm that Savannah has to offer. As I write this, our community is growing by the week. I am so happy to be a part of it all. Everything has turned out beautifully but the one thing that I could have never imagined is how lucky I am to have such great neighbors. I am truly blessed.

compromise.

Planning for Retirement: Consider Relocation

Among all the decisions you might make while planning financially for retirement, where you choose to live can be among the most important. And you might be surprised by what kind of limitations your decision can impose in the future. The area and the home you live in during retirement may affect the amount of savings you spend on things like upkeep on your house and transportation as you age. There are many factors that may influence you as you plan where to retire like an areas cost of living, healthcare options and whether your family is nearby, but consider the following less-obvious things as you finalize your plans. How much is your home really costing you? If your mortgage is paid off, or you plan to have it paid off by the time you reach retirement, you might believe youre in the clear. But its important to also consider how your geographic location might affect upkeep costs and taxes, which can take a significant bite out of your monthly retirement budget. Heres another way to look at it: The standard estimate for a homes annual maintenance costs range from one to three percent of its original cost.1 Add an average of one percent of the homes value for property taxes.2 Based on these figures alone, a $400,000 home would require a $12,000 yearly outlay or $360,000 during the average 30 year retirement. If you were to scale back to a $200,000 home, you could realize a sizable savings of $180,000 during retirement. Is your current home elder-friendly? Few people enjoy thinking about the physical limitations that often accompany the aging process, but this crucial to consider when youre deciding where to spend your retirement years. Most large homes are multi-level, which can be challenging even unsafe to navigatef it becomes difficult for you to move around physically as you age. This isnt to say that a smaller home or assisted living facility will be the best option for you. If you wish to remain in your current residence as long as possible, in-home eldercare and hospice services are readily available. Whatever you choose, its your responsibility to weigh your options and the associated costs before you or your family are forced to make difficult decisions in the future. Retrofitting your home to make it easier to move about as you age can range from simply adding safety railings and bars, to more extensive remodeling including installing ramps and elevators. While you may initially cringe at such expenses, its important to consider the longterm savings that can accompany such improvements. Consider the case of a person who is no longer able to remain in his home and moves into an assisted living facility. The cost may range from $4,000-5,000 per month, or approximately $25,000 for a five to six month stay. A similar investment toward retrofitting your existing house may enable you to stay in your own home much longer. Its also important to remember that these kinds of home improvements often make properties more attractive to potential buyers if you decide to sell your home. Does the area where you live meet your needs and retirement goals? You may also ask yourself if the area you live in will meet your needs later in life. Are you close to healthcare facilities? If you outlive your ability to drive are there grocery and convenience stores within walking distance or that offer delivery services? Likewise, as you think about the things you want to do during retirement, its important to consider if your metropolitan area is a good fit. For example, if you want to spend more time with family members that have moved away, you must account for travel expenses in your retirement plan. Still not sure you have all the information or resources you need to make these and other complex decisions about retirement? Work with a financial planner who can help you to prepare financially for retirement while considering your location, your lifestyle and other aspirations.

Summer Heat & Heath Hazards for Pets

By Teresa Koehlar, Savannah Pet Nanny Pets have a harder time of it when the temperatures soar. Learn about the dangers of summer heat, thunderstorm and fireworks phobias, water safety and more in this summertime safety tip. As responsible pet owners, we know to never leave our pets in cars or stuck out in the sun without access to shade. Just having shade and a bowl of water may not be enough in a severe heat wave. A dog can overheat due to excitement or stress. Here are some quick tips to ensure that your pet stays cool this summer and avoids any possible emergency situations, such as heatstroke. Water Keep water in the shade and make sure it is fresh and clean water every day. Have water available, such as a water hose. A refreshing cool down A bath without soap. Use a garden hose to wet down your dog or use a cool, very wet towel to wet down your dog or cat for evaporative cooling. Once animals figure this out, many enjoy this quick water cool down. Poolside For animals that love the water, an inexpensive childs pool made of hard plastic make excellent swimming pools for pets. only fill half full and change the water often to keep mosquitos from breeding. Caution is advised - make sure that the pets are able to use the pool without risk of drowning (puppies, children).

A sprinkle a day Setting up a sprinkler or drip hose works well for some animals. This keeps the water running and cool, allowing for a fresh water source on demand. Observe your pet to see how they react to a sprinkler or running water though; before assuming everything is fine. Ouch - hot feet alert If you will be walking with your pet, remember that while paw pads are tough they are also sensitive, and can be burned while walking on hot pavement and tar. If possible, walk on grass or dirt, and check your pets paw pads to make sure there isnt any redness or pain. Also, walk you pets in the mornings or evenings and avoid the hottest part of the day. Basic rule is if it is hot to you it is hot to them! Always bring plenty of fresh water on your walk. Tip: freeze bottle water. As it thaws you will have ice cold drinking water for you and your pets. Good grooming is important for your pets health and comfort. Speak with a groomer or veterinarian to find out what is best for your pet. A full shave may not be the answer, depending on your pets coat/breed, and caution is advised for white and light-skinned pets getting sunburned. Made in the shade If your pet must be outside, make sure that shade is available at all times. While home, be sure to check the area your pet is in - as the sun changes, is the shade still readily available? Loud summer noises If hot summer thunderstorms or fireworks are a possibility in your area, is your pet safe? If possible, arrange to have a friend or neighbor check

Preventing flies and disease

By Alex Calams Alongside much of Texas, our community experienced a very mild winter with no freeze this year. Although the beautiful weather is hardly unwelcomed, this ecological rarity has presented some problems, including an increase in pollination rates, allergies, pests, and fly reproduction. Flies breed in bacteria-laden environments like feces and food waste, often in close proximity to humans and domesticated animals. A single house fly can carry over one-million bacteria and is capable of transmitting 60 different diseases from salmonella to dysentery. Savannah provides near perfect breeding grounds for flies simply by its nature. Families eating in our parks, dropping crumbs and spilling drinks, will attract flies; summertime backyard barbeques will attract flies; failing to clean up pet waste will attract flies; and our abundance of natural areas with wildlife and waterwaysyou guessed itwill attract flies! Some measures your home owners association is taking to keep flies out of the community include: cleaning trash cans and pet waste stations daily with bleach; cleaning all outside bathrooms daily; cleaning and maintaining the dumpster area daily; keeping the Snack Shack in the clubhouse sanitized and free of trash; disposing property and clubhouse trash daily; placing potted herbs around the clubhouse, such as mint, basil and lavender, as natural fly deterrents. Even though it is impossible to completely eliminate all flies in our community, we can collectively take preventive measures and practice proper behavior to limit their reproduction. Cleaning garbage cans Because flies breed on garbage and waste, it is very important that residents keep their garbage cans clean both inside and out. It is recommended that you clean all your trash receptacles, including those kept indoors and outdoors, at least once a week in the summer with a disinfectant. Using regular bleach for this practice is not only the most effective means of accomplishing sanitation for your garbage cans, but also the least costly. The standard ratio of bleach to water for use as a disinfectant is 10 parts water per one part bleach. Be sure to wear personal protection equipment when handling bleach, such as liquid impermeable gloves and breathing respirators, to prevent accidents. Continued on page 7...

Just because your pet is cooled and appears ok, do not assume everything is fine. Internal organs are definitely affected by the body temperature. Veterinary examinations are needed to assess secondary complications to heat strokethat can be fatal. With some forethought and planning, we can keep our pets safe and cool during the summer heart.

Notes from the Chair

Hello, June is here and I would like to wish you and your families a safe and accident free summer. Thanks and be safe! Michael J. Busick Savannah Safety CommitteeChair Thunderstorms and Lightning Facts About Thunderstorms They may occur singly, in clusters, or in lines. Some of the most severe occur when a single thunderstorm affects one location for an extended time. Thunderstorms typically produce heavy rain for a brief period, anywhere from 3 0 minutes to an hour. Warm, humid conditions are highly favorable for thunderstorm development.

How to Protect Yourself

Social engineering attacks Attackers may send an email or post a comment that appears to originate from a trusted social networking service or user. The message may contain a malicious URL or a request for personal information. If you follow the instructions, you may disclose sensitive information or compromise the security of your system. Identity theft Attackers may be able to gather enough personal information from social networking services to assume your identity or the identity of one of your con-tacts. Even a few personal details may provide attackers with enough information to guess answers to security or password reminder questions for email, credit card, or bank accounts.

Facts About Lightning Lightnings unpredictability increases the risk to individuals and property. Lightning often strikes outside of heavy rain and may occur as far as 10 miles away from any rainfall. Heat lightning is actually lightning from a thunderstorm too far away for thunder to be heard. However, the storm may be moving in your direction! Most lightning deaths and injuries occur when people are caught outdoors in the summer months during the afternoon and evening. Your chances of being struck by lightning are estimated to be 1 in 600,000, but could be reduced even further by following safety precautions. Lightning strike victims carry no electrical charge and should be attended to immediately. About 10 percent of thunderstorms are classified as severeone that produces hail at least three-quarters of an inch in diam-eter, has winds of 58 miles per hour or higher, or produces a tornado.

Social networking is a way for people to con-nect and share information with each other online. Millions of people worldwide regularly access these types of services from mobile devices, applications, and websites. According to statistics published by some of the most well-known social networking services, there are more than 500 million active users on Facebook, 175 million registered users on Twitter, more than 100 million users on MySpace, and more than 80 million members on LinkedIn. Sharing Information Presents Risks When you share information online, you need to understand the potential risks, and you need to be wary of what you share and with whom. The following are some common threats to social networking services: Viruses The popularity of social networking services makes them ideal targets for attackers who want to have the most impact with the least effort. By creating a virus and embedding it in a website or a third-party application, an attacker can potentially infect millions of computers just by relying on users to share the malicious links with their contacts. Tools Attackers may use tools that allow them to take control of a users account. The attacker could then ac-cess the users private data and the data for any contacts that share their information with that user. An attacker with access to an account could also pose as that user and post malicious content.

Third-party applications Some social networking services may allow you to add third-party applications, including games and quizzes, that provide additional functionality. Be careful using these applicationseven if an application does not contain malicious code, it might access information in your profile without your knowledge. This information could then be used in a variety of ways, such as tailoring advertisements, performing market research, sending spam email, or accessing your contacts.

Fly Prevention
Continued from page 6 Disposing of pet waste Pick up your pet waste! Female flies deposit eggs in animal waste where the larvae complete their development by feeding on the bacteria living within. Please take advantage of the many pet waste receptacles found at each park in Savannah and lining sidewalks all throughout the community. Be part of the solution, not the problem! Cleaning up after cooking out Texas summers and barbeque go hand in hand. Thick, juicy steaks; chicken charred with barbeque sauce; hamburgers; hotdogs; sausages; skewers; jalapeno poppers the list (and mouthwatering) is endless! Flies can not only be annoying at barbeques, but they can also make you sick. When landing on your burger or coleslaw, theyre depositing the bacteria and diseases they feed and live on. Keeping your barbeque site clean and disinfected can help keep flies off your food and also from reproducing. Always hose down your patio after cooking outdoors to wash away grease and grime and clean off your grill using soap, water and a wire brush. It is also important to clean up after yourself when using the public barbeques located around the Savannah clubhouse and at many of our communitys parks. Sanitize the grill using soap, water and a wire brush after use, dispose of your charcoal and ash, and pick up any trash and food crumbs.
