HOUSING RENTAL AGREEMENT An agreement made on this ______________day of _______________between MR/MDM ________________________________BIC____________________(Hereafter called the owner) and MR/MDM

___________________________BIC_______________________(Hereafter called the tenant) Whereas: (A) The tenant agrees to rent from owner one unit of single storey terraced house situated at LOT 6008, TAMAN SOON HUP, JLN MIRI BINTULU, 98000 MIRI. (B) The rental fee is RM500 per month and should be paid by the tenant to owner not later than 5th of each month. The payment should be maintained until the last months occupation. The tenant has no right to make use of deposit for the deduction of the last months occupation rental fee. (C) The tenant has to pay 2 months deposit. RM1000 before moving in for occupation. The deposit cannot be refunded, if the tenant cannot rent the house for one full year. (D) The tenant should give one month notice of his intention to vacate the premises, failing which he is liable for another months rent. (E) The tenant agrees to take good care of the said house and the surrounding compound within the fence. (F) Should there be any damages caused by the tenant to the said house during his occupation. Te tenant is to be fully responsible for the cost of repairs to damage done. (G) The tenant should not rent or let out the said house to a third party during this agreement period. (H) The tenant agrees to settle all the utility bills for the whole period of his occupancy of the premises until the day he vacates the house. The owner has the right to check all the utility bills before the tenant is moving out. (I) The tenant agrees that the stealing of electricity or water supply with whatever means is considered as deadly serious matter. The owner will report the offence without excuse. (J) The deposited money will only be refunded to the tenant on termination of renting in second year onward upon all payment in utility bills are settled and subject to the condition that owner is satisfied with the said house is handed back in good condition. Fair wear and tear caused by nature is excepted. The owner has the repairs or compensations to any damages done by the tenant. (K) This agreement is only made valid for a period of one year, with effect from _______________ to _______________ (L) On second consecutive year, new agreement will be provided for signatory.
