December Property sales were 8, down -38.5% from 13 in December of 2011 and -46.7% lower than the 15 sales last month. December 2012 sales were at their lowest level compared to December of 2011 and 2010. December YTD sales of 124 are running -24.8% behind last year's year-to-date sales of 165.
Prices
The Median Sales Price in December was $258,750, down -12.9% from $297,000 in December of 2011 and down -4.2% from $270,000 last month. The Average Sales Price in December was $252,936, down -14.9% from $297,164 in December of 2011 and down -8.7% from $277,166 last month. December 2012 ASP was at the lowest level compared to December of 2011 and 2010.
