CONTRACT OF LEASE

Know All Men By These Presents: That this contract is entered into by and between: JOSINE P. MARASIGAN, of legal age, Belgian citizen and former natural-born Filipino, married and with address at Unit 509 MCS Tower Condominium, 1299 Chino Roces Avenue, Makati City, hereinafter referred to as the LESSOR and represented by ________________________________; and ________________________________, likewise of legal age, _____________ citizen, single/married and with address at ___________________________________________ ___________________________, and hereinafter referred to as the LESSEE. WITNESSETH, that: 1. For and in consideration of rent in the amount of Thirty Thousand Pesos [PHP 30,000.00], Philippine currency per month, to be paid by the LESSEE in favor of the LESSOR every second day of each month beginning on _____________________, the LESSOR hereby leases and bequeaths temporary physical possession and use by the LESSEE of that certain real property including fixtures and improvements appurtenant thereto and more particularly described hereunder as follows --Unit 509 MCS Tower Condominium, located at 1299 Chino Roces Avenue, Makati City, Metro Manila consisting of three (3) bedrooms, two (2) toilet and bath, kitchen/dining area with granite finish, receiving area, built-in closets/cabinets, storage areas, veranda (overlooking a portion of the Makati business district), tiled floors, in a spacious One Hundred Twenty Square Meters (120 m2), and registered in the name of the LESSOR; 2. The following appliances, fixtures and valuable improvements (in top condition) are placed and likewise owned by the LESSOR, to wit-(2 units) Koppel Split Type Air-conditioning units (Model No. 1KC536P7A and Model No. 1KC1012N7F) 1 Sala Set (mint green with stainless stand-support) 1 Queen sized bed (hardwood frame without mattress) 1 Single bed (hardwood frame without mattress) 1 Double-decked kids bed (hardwood frame without mattress) 1 AOWA Electric Induction Cooker (with custom pots and pans) 1 Dresser Stand-up Mirror 7 Window blinds 1 OTT Automatic Water Heater (80L capacity) 1 veranda curtain (1 set) veranda aluminum sliding doors (glass and screen) (6 units) Ceiling mounted decorative lighting fixtures (round) 1 Seiko wall clock (4 units) Pull-out dish trays (stainless/mounted on kitchen cabinet) Note: Lessee will check on the box beside each desired appliances, fixtures or improvements for use during the period of this lease contract. Items not desired to be used by lessee shall be marked with x on the appropriate box and will be pulled-out from the premises by the lessee or her authorized representative.

3. At the time of execution of this contract of lease, the LESSOR warrants that she and her consenting spouse are the absolute owners of the above-mentioned real property and that the same is not covered by any other lease or right of physical possession by any other person. 4. The LESSEE is hereby authorized by the LESSOR to use the premises for dwelling purposes only, subject to all the terms and conditions hereof as well as applicable laws and regulations. 5. The LESSEE shall be responsible for the upkeep, maintenance and sanitation of herein leased property during the effectivity of this contract. Provided that the LESSEE cannot make any structural alteration of the premises or change its design. Provided further, that all and any appliances, fixtures or improvements which will be used by the LESSEE are to be kept and maintained in good condition, ordinary wear and tear inclusive. 6. This contract of lease shall be effective for a period of ________ year/s from date of signing and may be renewed by express consent of both parties under such terms which may be agreed upon. Provided that in the event that termination be opted by either party upon the lapse of said _______ year/s period, notice shall be given at least one [1] month prior to said termination. 7. Any delay or default in the payment by the LESSEE of rent for period of two (2) consecutive months and/or a period of three (3) accumulated months shall be ground for termination of this lease contract without prejudice to imposition of damages, penalties, interests and attorneys fees against the LESSEE at the LESSORs option.
