Maintenance assists in retaining the economic life of buildings. It is a productive and cost
effective activity both at the private and the national levels. The government and private sectors in
Malaysia are recognising the need and benefits for building maintenance to perform efficiently as
more and more resources are being committed to the activity.
The significance of building maintenance has also generated an increasing interest in
developing maintenance management procedures or standard operating procedures for
maintenance to improve the performance of buildings in Malaysia. Due to the growth of housing,
more maintenance, rehabilitation, and renovation work have become necessary to ensure the
serviceability and safety of the constructed building. In addition, the existing building needs to be
sustained for as long as possible. Therefore, building maintenance is important to reduce the
maintenance cost works due to ageing of buildings while sustaining the same quality and
effectiveness.
Despite the significance of maintenance management, some organisations still view building
maintenance and building maintenance management as a burden rather than as a value added
strategy. The inadequacies with the maintenance of the system suggests that there is a need for a
maintenance management framework capable of guiding maintenance organisations to ensure that
whenever maintenance is initiated and implemented, it is consistent, systematic and holistic.
