Introduction: Velas Modular Building System (MBS) is a solid walled rapid building system, which can be flat-packed and

transported to remote areas.


Thermally

insulated panel comprising of a 10mm fire rated magnesium oxide (MgO) board either side with high density polyurethane inner core. Steel studs and track form an outer structural casing. Joints are sealed and the walls are plastered using a precoloured polymer based plaster. Panel dimensions: Wall height is 2400mm or 2700mm high. Width is 1200mm (or 600mm infill) Thickness is 110mm external or 90mm internal panel

Manufacturing & Design Capabilities: Current capability of manufacturing up to 200 no. 40m2 houses per month on a 3 shift basis. Suitable for all types of housing, schools and clinics. MBS can be built to two storeys. Electrical & Plumbing: Electrical conduits, plug boxes and switch boxes are cast into the panel. Plumbing conduits are cast into the panel Window & Door Frames: Steel or aluminium window frames and door frames are foamed into the panels. Timber window frames are fitted on site if required.

Foundation:

The MBS house is either built on a lightweight concrete raft foundation or Velas elevated steel flooring system. A bottom track is bolted to the concrete or steel foundation. The panels fit over a bottom track and are screwed in place.

Building Process:
A

single wall panels weigh up to 80kg. Two men can carry one panel. A team of six men can erect the walls for a 40m2 house in 2 days. The panels join with a male-female interlocking system and are then screwed together. Once the panels have been erected, a ringbeam is fixed over the panels to form an additional locking mechanism.

Roof Structure:
The

lightweight steel roof trusses can be flatpacked and assembled on site. The roof trusses are erected and fixed to the ring-beam. Trusses are designed for either concrete roof tiles or sheeting

Internal Finishing:
Ceiling

boards are fixed to ceiling brandering. Internal panels are jointed and then skim plastered. Wiring for electrics is drawn through conduits. Finishes completed as per clients specification.

Jointing & Plastering:

An expandable water-proof compound is used to close the joints. An alkaline resistant fibreglass mesh is fixed to the board and a polymer based plaster is then applied to the mesh. The plaster is then painted once it has dried. The house looks and feels like a conventionally plastered house, but has all the benefits of a thermally insulated, modular building system.
