Instructions and Rental Criteria for Cornerstone Properties


Cornerstone Properties does not discriminate against persons based on race, gender, national origin,

1) Each prospective tenant 18 years or older must fill out an application form. The application form must be completed in full or it may be denied; do not leave any areas blank. Please ensure you leave a phone number where you can easily be reached, cell phone is preferable. 2) Rental History. You must supply the complete information of the last two places you rented or owned, including contact telephone numbers. Failure to do so may result in your application being rejected. Evictions, monies owed to previous residency, late payment, home foreclosures, and/or non-renewal based on failure to comply with rules and regulations of lease may be subject to automatic denial. 3) Employment History. You must have verifiable employment. If we cannot reach your employer your application may be denied. Self-employed persons must show proof of income (such as past annual tax return). 4) Military personnel, college students and retired persons may have to show proof of status upon the request of Cornerstone Properties. 5) Cornerstone Properties may require proof of payment for additional income such as but not limited to; SSI, Child Support, Retirement Income, Housing Assistance, etc. 6) Credit reports will be processed on each Applicant 18 years or older with approval or rejection based on credit history and other criteria mentioned here. Currently we use a company that rates your credit worthiness using an A, B, C, D, and F scale. Those that are rated A and B are satisfactory and will be considered. Those rated C may or may not be approved pending further examination by Cornerstone Properties. Those with a D or F rating will be rejected but may be considered if they have a co-signer with an acceptable rating. Please remember while credit history is a very important part of the application process, it is not the only one. 7) Applicants are not accepted on a first-come, first-served basis.

After Acceptance
1) A valid picture ID (Drivers license, passport, etc.) must be shown at the time of signing. 2) The Security Deposit and first months pro-rata rent must be paid by money order, cashiers check, travelers check or other certified funds only. No Cash.

The Application Fee Is $20 Per Adult 18 Years or Older and is Non-refundable. The Application Fee may be paid in Cash or Personal Check
