Student Hostel Information Guide 2013
Welcome
. Congratulations to being offered admission into PSB Academy. This may be your first experience living away from home and in a foreign country. Choosing a suitable place to stay is a major priority, and you would want to settle in as soon as possible. We urge you to start looking for a place to stay well before you arrive and before the term starts. Demand for student Accommodation is strong and available units may be taken up very quickly. The earlier you begin your search, the greater the chance of finding a place that meets your needs and budget. It is not advisable to look for housing by mail or by phone from unfamiliar sources. If possible, you should meet your prospective landlord and inspect the accommodation. It is also best to negotiate rentals and use of facilities in person and together with any room-mate(s) if you are planning to search for accommodation after your arrival in Singapore. We are looking forward to having you with us as much as you look forward to the PSB Academy experience. As you prepare for your way to Singapore, you may wish to check out some of the useful accommodation information here.
Type of Accommodation
Shared House / Apartment A group of students can get together to rent a house or a flat, and share amenities such as living room, kitchen, bathroom and toilet. Residents do their own cleaning and may have to pay their own utility bills Room in Owner-occupied Apartments (Mostly in Housing & Development Board Apartments) This is the most common type of housing for international students. For this type of rental unit, the student rents a vacant room in a flat currently occupied by the flats owner. Students negotiate with owners on the use of amenities like washing machine, cooking facilities, telephone, television, internet access, etc. Private Student Hostels A number of privately run hostels take in foreigners that hold a Students pass card issued by the Singapore Immigration & Checkpoints Authority (ICA). Each Hostel has its own range of charges for room and board, and facilities. Please refer to pg (4) to (14)

Transportation in Singapore
Travelling in Singapore is both easy and economical. Singapore has an efficient public transportation network, which offers taxis, buses, and Mass Rapid Transit (MRT) rail system. With its excellent public transport system, Singapore is, without doubt, the easiest city in Asia to get around.
Taxi Service
Singapore has over 15,000 air-conditioned taxis, which provide comfortable, hassle-free travelling at reasonable costs. Visitors can flag them down anytime. To further ease visitors, well marked taxi stands are available outside most major shopping centres and hotels. An extra charge will be added during peak hours, as well as for advanced booking. Bus Service
Singapore's bus network is extremely frequent and comprehensive. Visitors rarely have to wait more than a few minutes and a bus will get them anywhere. If you are planning to travel a lot by public transport, it is best to purchase a copy of the TransitLink Guide, which has a list of all bus and MRT (Mass Rapid Transit) services. Mass Rapid Transit ( MRT)

Clean, punctual, and air-conditioned, Singapore's MRT subway system is a hallmark of efficiency. It is the easiest, fastest, and most comfortable way of getting around Singapore within minutes. Do note that there are fines for littering, smoking, eating and drinking in MRT stations and on board the trains. The MRT operates from 6 a.m. to midnight at frequencies of 3 to 8 minutes. Checklist for Choosing Private Accommodation

Before you choose your private accommodation, you should decide on the level of comfort you require and prepare a list of questions to ask as a checklist. Here are some points to get you started.
Determine Your Needs Furnished or unfurnished unit How much you can afford to pay? Which location? (e.g. safety issues, shopping, laundry) Convenient commuting to campus Stay on your own or with room-mate(s) Finding a Place to Live Classified Ads in the newspapers Explore opportunities in accommodation Website/forum Friends ( grapevine) Real Estate agent From the school
Finding Room-mate (s) Choose room-mate(s) carefully! (Consider study habits, social habits, lifestyles and living expectations) Discuss all issues with prospective roommate(s) before deciding on living arrangement.
Speaking with Prospective Property Owners What is the monthly rent? When and how is payment made? Is a deposit required and how much is it? (e.g. cleaning, security, pets) Is it refundable? Are utilities (e.g. hot water, electricity, gas, trash) included in the monthly rental? Who is responsible for maintenance and repairs? Are you able to sublet and/or add tenant(s) to the lease? Is there an additional charge? Any special rule that you are required to follow? Ensure tenant and landlord have a good understanding of mutual responsibilities and expectations.
Lease/ Moving In and Out We encourage students to have written tenancy agreements with landlords. Tenancy agreements specify terns relating to the amount of rent, length of tenancy, and the rights and obligations of the landlord and tenant. Read the entire lease with full understanding before you commit. Document agreements (repairs, painting, etc.) and ensure that notations of them are signed on all copies of the lease. If you are making cash payment, REMEMBER to ask for a receipt! Sign an inventory which list all the items provided by the landlord. Ensure your rights as a tenant are protected and spelt out clearly in the lease Before you move in inspect for damages, if any, WITH the landlord or property agent in order to avoid any misunderstanding subsequently. When you leave at the end of the lease period, inspect again WITH the landlord or property agent for any damages. With this documentation, you will be assured of claiming your security deposit fully. Once the contract is signed, the landlord is under no obligation to provide anything not specified in the contract. Make sure your contract is complete for your requirements before you sign. The agreement may be terminated if the monthly rent is overdue for more than 14 days or if you breach any condition of the tenancy agreement.

Tips to a Longer Relationship with the Landlord

Remember to be polite and co-operate with your landlord. Treat your landlord the way you wish to be treated. Show respect for him and his property and you should receive the same treatment. Many problems arise when tenants expect an immediate response to requests for change. Be reasonable with your expectations. Do not expect the landlord to act immediately if your request is not an emergency.

Common Courtesies When Sharing Accommodation Household practices It is a common custom in Singapore to remove your shoes before you enter a house and leave them at the door. Keep the accommodation clean and tidy. Keep the kitchen clean and wash up cutlery and crockery daily. Keep the bathroom clean by washing it regularly. Flush the toilet after use. Organise a timetable for use of the washing machine. Take in your laundry when it is dry to allow others in the house to do their washing. The washing machine is meant for washing your clothes and linen. Do not wash footwear in the washing machine.

Religious practices You may be sharing your accommodation with people of different faiths. It is important to respect their beliefs and not impose your beliefs on others.
Storing food The consumption or handling of certain food is prohibited in some religions. Please respect your housemates religious dietary restrictions. For example, Muslims do not eat pork or cook with alcohol or pork fat(lard). Hindus and Buddhists do not eat beef and some may be vegetarian. Ensure that you store and cook these products separately if your housemate observes these religious practices. Religious rituals Your housemates will respect y our need to pray, but to show mutual respect, keep your religious practices private. Conduct your prayers in your own room. Do not disturb your housemates in the common room with the burning of incense and other religious rituals. Care of pets Depending on your tenancy agreement, you will probably not be allowed to keep a pet. If you are allowed, remember that it is a lifelong commitment. As most animals have a lifespan longer than your stay in Singapore, it is advisable to postpone owning a pet until you return to your own country. If you do decide to have a pet, keep its living area clean and odour free, out of respect for your housemates and for the health and well-being of the animal. Keep in mind that you will not be able to bring a dog within the proximity of a Muslim. Household etiquette Although you may feel you have gained a degree of freedom by living away from home, you should still observe some basic rules of household etiquette: Obtain permission from your landlord if you are bringing guests to stay Observe curfew hours by not returning home too late and be careful not to disturb the household upon your return Do not smoke/drink alcoholic in your room For the protection of your possessions and for your personal safety, keep your room locked at all time.

Step 1 :
For Booking of Student Hostel, Student is require to make their selection from Pg 5 to 16
Step 2 :
Fill up the Meet & Greet form indicating 3 of your most preferred choices, duration of stay (E.g.: 1mth, 3mth, etc) & room type (E.g. Single, Twin, etc)
Step 3:
Indicate clearly your date of arrival & flight details. (Please provide a tentative date of arrival if you have yet to finalize on your arrival). The date of arrival is required for reservation of room.
Step 4 :
Send the meet & greet form to us at Beng-Teck.LIM@psb-academy.edu.sg 2 weeks before the start of your course
Step 5 :
We will reply you the outcome of the Room booking within 3 workings day.
