McKinley Village Frequently Asked Questions

1. Q: What kind of a project is McKinley Village? A: McKinley Village will be a 21st century urban village in the core of the Sacramento region that combines the character of the citys most successful urban neighborhoods with homes including modern amenities and leading edge sustainability features. Located on a 48-acre site adjacent to the East Sacramento and McKinley Park neighborhoods and connected to those neighborhoods, Midtown, Sutters Landing Park, and the American River Parkway - this smart growth, infill community of 328 homes is designed to fit Sacramentos urban fabric and complement adjoining neighborhoods. The neighborhood is consistent with the City of Sacramentos General Plan that specifically designates the site for Planned Development and with the goals of the SACOG Blueprint. McKinley Village will provide housing opportunities close to the regions major employment centers, shopping and restaurants, schools, and health care. The design for McKinley Village includes: tree lined, pedestrian friendly streets; intimate urban parks, common greens, and extensive landscaping; a neighborhood recreation center and pool; homes with front porches and entryways facing the streets and common areas; bike and pedestrian connections through the neighborhood, to and from adjacent neighborhoods, and to Sutters Landing Park and the American River Parkway. 2. Q: Why McKinley Village now? A: With the Sacramento economy beginning to rebound, with historically low for-sale housing inventory in Sacramentos older neighborhoods, and with consumer demand for well designed urban infill housing with modern amenities on the rise, now is the right time to move forward with McKinley Village. With the project now moving forward, homes are expected to be available by the spring of 2015. With an investment of more than $130 million, McKinley Village represents a sign of faith in and significant commitment to Sacramentos economy. The project will put people to work, boost the areas economy, support local merchants, and create a high quality, sustainable community in Sacramentos urban core. 3. Q: How is McKinley Village different from other projects proposed for this site in the past?

A: McKinley Village is fundamentally different from earlier proposals which proposed high density, high impact projects for this site. It is designed to fit into the fabric of existing neighborhoods, with the same design features that have made those neighborhoods so successful. McKinley Villages density, with a total of 328 homes, will be compatible with the surrounding environs with a density between those of the McKinley Park and Midtown neighborhoods. By contrast, the Centrage project proposed over 1 million square feet of high-density office, commercial, and residential uses. The Capitol City Marketplace project proposed over 500,000 square feet of big box retail uses. McKinley Village is even substantially less intense than the more than 600 residential units proposed by Cambridge House in 2005. And, as a result of community input, it has fewer units than the 397 homes, church, pre-school, and retail uses proposed by Riverview Capital Investments in 2008. The site is currently zoned for industrial uses. The McKinley Village proposal will result in uses more appropriate for the site and consistent with surrounding neighborhoods. 4. Q: What gives the project the feel of McKinley Park and East Sacramento? A: McKinley Village will take the best design elements of the McKinley Park and East Sacramento neighborhoods and integrate them into a 21st Century community. The project will include extensive landscaping, numerous common green spaces, more than 2,000 trees, and three parks. Sidewalks are separated from streets by six and a half foot wide green spaces with trees that will arch over streets providing a shade canopy in spring, summer and fall. Homes with front porches and strong entries will face the street and common greens, with garages either set back off the street or facing allies or interior courtyards. There is a ten-foot wide biking and walking trail which extends throughout McKinley Village connecting the neighborhood and its parks and providing bike and pedestrian access to surrounding neighborhoods as well as to Sutters Landing Park, and the American River Parkway for residents of both McKinley Village and McKinley Park. 5. Q: What kind of homes do you intend to build? A: McKinley Village will offer a range of homes that reflect the rich and varied architecture and quality of McKinley Park and East Sacramento neighborhoods and that will accommodate a wide range of perspective homeowners. Importantly, homes will include the modern design features, amenities, and numbers of bedrooms often not available in homes in the older urban neighborhoods (or at least not available without extensive and costly renovation). Homes will range in size from approximately 1,250 square feet with 3 bedrooms and 2.5 bathrooms to approximately 2,500 square feet with 5 bedrooms and 4 bathrooms. Second units will be offered as an option on some of the home plans. 6. Will the homes and the project have green features?

A. Homes in McKinley Village will be highly energy efficient with a goal to exceed the states toughest in the nation energy efficiency standards by 30%. They will be pre-wired for solar and electric vehicle chargers, with ample options offered to homebuyers, and will incorporate sustainable materials such as low or zero VOC paint and carpet. The recreation center will be powered with solar panels. The community will utilize low impact development concepts to, among other things, reduce storm water runoff. And, there will be over 2,000 trees planted within the community in keeping with the tradition of Sacramentos older neighborhoods and with the projects commitment to sustainable design. 7. Q: When will these homes be available? A: McKinley Village is seeking to receive project entitlements for the site so that site construction can commence in the spring of 2014 and home sales can begin in the spring of 2015. 8. Q: What is the price range of these homes? A: The start of home sales is approximately two years away, but it is currently anticipated that homes will sell in the $300,000 to $600,000 plus range. 9. Q: Who do you think will be attracted to these homes? A: McKinley Village homes will be designed to meet the needs of a wide variety of people from families with children, to empty nesters, to seniors who are looking for homes in a neighborhood with proximity to employment and services, and a high quality design. It will appeal to homebuyers who want the amenities of a new home and the charm of Sacramentos most successful older neighborhoods. Varied home designs will include homes with features such as master bedrooms on the first floor for older residents as well as second units above the garage for returning college graduates, in-laws, or others. Importantly, McKinley Village will offer existing residents of nearby neighborhoods who want a larger home, more bedrooms, or modern comforts in their home the ability to stay in the neighborhood, rather than move out of the urban core. 10. Q: Where will access to the site be? A: McKinley Village will be well connected to the surrounding community, with roadway, bike and pedestrian access to and from the McKinley Park and East Sacramento neighborhoods, Midtown, and Sutters Landing Park and the American River Parkway. The vehicular, bike, and pedestrian ingresses and egresses to and from McKinley Village will be through A and 28th Streets in Midtown, and via an undercrossing of the Union Pacific Railroad tracks that connects through the Cannery Business Park to C Street between 40th Street and Tivoli Way in the McKinley Park neighborhood. There will also be a bike and pedestrian undercrossing of the Union Pacific Railroad tracks at B Street and Alhambra Boulevard in the McKinley Park neighborhood. 11. Q: What are the benefits of McKinley Villages location:

A: McKinley Village is a great example of a smart growth, urban infill community. It embraces the goals of the City of Sacramentos General Plan and SACOGs Blueprint providing homes close to jobs, commercial centers, recreational areas, and services. The site is centrally located in the Sacramento region. Providing housing in this location will help reduce long commutes and traffic impacts on our freeways and improve our regions air quality. Residents can walk, bike, access public transportation or drive to work, shopping or dining. It is also easily accessible to the American River Parkway and bike trail, the regions premier open space. McKinley Village is within minutes of major employment centers, such as downtown, Mercy and Sutter Hospitals and ancillary medical facilities, and the Midtown business district. It is right next door to the Cannery Business Park home to over 1,000 jobs. Grocery shopping is within blocks Comptons Market is 3 blocks down and 2 blocks over from McKinley Village and Safeway is within 8 to 12 blocks depending on the route giving McKinley Village closer shopping options than many parts of Midtown. It is within close proximity to retail corridors in East Sacramento and Midtown, providing easy and quick access by bike, car, or walking to restaurants, shops, cultural activities, and other services. It will be a quick 4-block walk and bike ride to McKinley Park. And, public transit is available within 3 blocks via Bus #34 again providing McKinley Village residents with transit options similar to some parts of Midtown. 12. Q: Will this project impact East Sacramentos drainage and sewer system? A: McKinley Village will be designed to include sewer and drainage storage so it will not impact East Sacramentos combined sewer/drainage system, which has experienced problems during peak storm events. 13. Q: Will McKinley Village have an impact on traffic in Midtown and East Sacramento? A: With McKinley Villages new design and its reduced density which is consistent with surrounding neighborhoods, it is not anticipated that the project will significantly impact traffic in the area. The City will commission a traffic study by an independent firm in the next few months and, when the results of that study are available, they will be shared with the public. 14. Q: What school district will McKinley Village be in? A: The McKinley Village is only 4 blocks (2 blocks down and 2 blocks over) from Theodore Judah Elementary School and only 7 blocks from Sutter Middle School. The site is currently within the boundaries of the Twin Rivers School District, but the project will be working with both that district and the Sacramento City Unified School District (SCUSD) to transfer the site into SCUSD because of the proximity of the schools. In addition, the site is in close proximity to other schools such as Sacred Heart Parish School and St. Francis Catholic High School.
