TENANCY AGREEMENT

This tenancy Agreement is made on 20

Muafakat Baru Sdn Bhd (Co. No. 335245-T) Of Lot 21793, 3rd Floor, 61/4 Miles, Jalan Kepong, West Industrial Area, 52000 Kuala Lumpur. (Hereinafter called the Landlord) With Kaseem Al Yatim (Passport No. N004315486) Lot No. A-G11, Block A, Jalan Persiaran Surian , Palm Spring @ Damansara, 47810 Kota Damansara , Petaling Jaya. (Hereinafter called the Tenant) Now It Is Hereby Agreed As Follows:-

1. Based on previous agreement, there are some changes was made to the tenancy agreement which is tenant has been change from former tenant Johanny Binti Ramlee to new tenant Kaseem Al Yatim. After this agreement was made, any matter related to tenancy should refer directly to new tenant Kaseem Al Yatim. 2. The changes to tenancy agreement are due to Johanny Binti Ramlee who is also a former director of Fattoush Restaurant Sdn Bhd has sold the restaurant to Kaseem Al Yatim at price RM..Therefore the tenancy agreement made between Johanny and Muafakat Baru Sdn Bhd has been terminate and will be replaced by Kaseem Al- Yatim as a new director and also a new tenant. 3. Upon the changes ,New Tenant agrees with the Landlord as follows: a. To pay the former tenant Johanny Binti Ramlee , 10% of the total purchase price of the restaurant as a security deposit amounted to Ringgit Malaysia .. Only (RM), and will be paid, upon signing this Tenancy Agreement.

b. The other 40% as a security deposit will be paid to the former tenant Johanny Binti Ramlee after completion this agreement. c. The balance as a security deposit will be pay after the former tenant pay all the outstanding water, electricity, sewerage, gas, telephone bill and other bill * The deposit payment will be refund to the former tenant Johanny Binti Ramlee at the termination of agreement.

IN WITNESS WHEREOF the parties hereto have hereunto set their hands the day and year first abovementioned.

d. hereby created or earlier lawful termination of this Agreement PROVIDED THAT the Landlord shall be entitled to :

deduct whatever charges costs and fees payable by the Tenant under this Agreement from the deposit if the said charge costs and fees are outstanding at the expiration of the term hereby created and the balance of the deposit shall be paid to the Tenant when the keys to the premises are handed over to the Landlord; and forfeit the deposit if the Tenant commits a breach of any of the terms and conditions of this Tenancy To duly and punctually pay the monthly rental of Ringgit Malaysia . O n l y ( R M ) o n t h e f i r s t w e e k o f e a c h c a l e n d a r m o n t h without any deduction whatsoever. The rental deposit shall not be treated as payment of the rental whatsoever and shall be considered as a security for the due performance of this agreement by the Tenant.
