RULES AND REGULATIONS GOVERNING

Welcome! We hope you will enjoy your stay with us. Our vacation house includes pots, pans, dishes, silverware, coffeemaker, hair dryer and iron. Also central heat and air, cable TV, dishwasher, refrigerator, stove, washer, dryer, microwave oven and beautiful private swimming pool and spa. The fallowing is important information; we ask that you please read it prior to your arrival and should you have any questions, please call. Rental, security, and utility deposits: A rental deposit is required to guarantee your reservation. Usually $400 is required for rental periods of less than one month and $400 or higher for rental periods of one month or more. This deposit will convert to a security deposit after you check-in. This deposit will be refunded within 30 days of checkout if no claim is made. The utility deposit is $200 if your stay will be 30 days or longer. If the electric charges do not exceed $100 for each month of your stay, the utility deposit will be refunded after receipt of the last utility bill. Payment of rent: Rent, tax, utility deposit and cleaning fees are due and payable 60 days in advance of arrival date. Any monies paid at check-in and only with prior approval, must be in the form of a cashiers check, travelers check or money order. There is no credit of rent allowed in the case of early departure. Cleaning fee: A cleaning fee, $150,00, will be collected and also due 60 days in advance of the arrival date. When tenant vacates, all trash must be removed and placed in the proper receptacle on the side of the house; air conditioning system should be set on 82F, please strip beds of (white only) sheets and pillowcases, clear sink and pack all dirty dishes in dishwasher, place all used towels in the laundry room as well as remove from the house/refrigerator/pantry all purchased perishable food items. All rental guests will abide by the Rules and Regulations governing Madeira Beach city ordinance noise policy during duration of their stay. The towns noise ordinance is: 10PM Sunday through Thursday and 11PM on weekends. Pets and smoking are not allowed at 114 17th Street. Check-in/Check-out procedures: On the front door frame is a Key Safe. The code to the safe will be given to you with your reservation confirmation. Please use the key just to enter the property. During your stay is recommended that you put the key back to key safe to avoid being locked out. In the kitchen above the sink there are extra keys and garage opener for you to use. Upon departure, place the key back in the Key Safe and extra copies in kitchen. Be sure to provide us with your address instructions so that we may return your deposits.

All guests checking out must leave the house on or before 11:00 AM on the day of departure. The check in will be possible on or after 3PM on the day of arrival. Special late checkout times or early check in times must be agreed upon in writing at least 20 days prior to departure or arrival. Late checkouts and/or early check-ins are free of charge, if authorized.

Extension: We will be happy to provide you with an extension of your stay with us, provided the unit is available. Please make arrangements at least (7) seven days prior to your confirmed departure. We have the rights to change reserved accommodations in an emergency situation and, if necessary and available, will upgrade the tenants at no additional fee. Telephone: No land line phone in the house. It is recommended that if the guest needs phone service that a prepaid cell phone be purchased to be used during your visit. Cancellation policy: The full rental amount is due and payable 60 days before the arrival date. The full rental amount will be refunded with our receipt of a 45-day written notice prior to your arrival. If written cancellation is received less than 60 days but more than 30 days of the prior to scheduled arrival date, of the full rental amount will be refunded. No refund will be given for cancellations received less than 30 days prior to the scheduled arrival date. All short-term reservations under 180 days are based on actual conditions, actual inventory, todays laws and HOA rules and regulations, subject to change without prior notice. The above cancellation policy is reciprocal for the guest and the owner of the property. Pool/spa: Tenants will assume full responsibility for pool/spa safety and security for family members and/or guests: Tenants will take all necessary measures to safeguard the area in and around the pool. Use of pool/spa by minors will be permitted only under the close adult supervision. Tenant(s) also agree that during the rental period the owner and their agent will be held harmless for any and all accidents for injuries in the pool or around the pool area. Child safe fence is provided for guest use. If you have small children please fence the pool for your and children safety. Fence is stored in the garage. Emergency: Please call 630-617-5673 for any emergency related problems. If you should become locked out during stay please be aware that we charge $50.00 for lock out assistance. All other repair or inquiries will be handled during normal business hours. You are very important to us. We wish you a pleasant stay. Please call or text with any questions or comments.
