Im a data freak and youll often find me buried in the MLS system searching for market data truths. So what have we learned in the month of May for 2013: 1) The best place to get a deal was Palos Verdes Estates with the Listed to Sold price being just 1.4% off the list price compared to the most competitive market of Hermosa Beach where the average sold price was .7% higher than the list price! 2) Average Price Per Square Foot PPF skyrocketed in three markets year over year with North Redondo Beach jumping 12.9%, Manhattan Beach up 16.1%, and Rolling Hills Estates up huge at 21.1%. Now, I should mention this is a very general report lumping all property types into one formula however the message of a robust South Bay real estate marketplace is quite consistent. General William Starke Rosecrans, or Old Rosy as he was known to his men, was born in Kingston Township, Ohio, on Sept. 6, 1819. The original family name was Rosenkranz, which means crown or wreath of roses. He attended West Point, and upon his graduation joined the Army Corps of Engineers. He resigned his commission in 1854 after reaching the rank of first lieutenant in order to spend more time with his family. With the outbreak of the Civil War, Rosecrans re-enlisted in the Army and became a brigadier general. He was considered one of the Unions brightest leaders until his forces were defeated at Chickamauga in Sept. 1863. After that battle, Secretary of War Edwin Stanton and Gen. Ulysses Grant relieved him of command, an action which embittered Rosecrans against the two men. In 1864, some historical sources say that Rosecrans had been offered the Vice Presidency by Abraham Lincoln, but Rosecranss acceptance cable to Washington, D.C. never got through. Speculation ran that War Secretary Stanton intercepted and destroyed it. After a stint as U.S. Ambassador to Mexico from 1868-69, Rosecrans settled in San Francisco, where he became one of the 11 founders of the Southern Pacific Railroad. He eventually migrated south to Los Angeles. In 1869, he purchased 13,000 acres of the Rancho Sausal Redondo land grant for $2.50 an acre. His property, which would become known as Rosecrans before eventually becoming

part of Gardena and South Los Angeles, was bordered by, roughly, Crenshaw Boulevard on the west, Central Avenue on the east, Florence Avenue on the north, with a southern border just north of Artesia Boulevard. He built a family home near the present-day intersection of Vermont and Rosecrans avenues, where he became a gentleman farmer. After many entreaties from his supporters over the years to run for public office, he served in the House of Representatives until 1885. In 1885, he was appointed Registrar of the U.S. Treasury, the person whose signature at that time appeared on U.S. currency along with that of the Secretary of the Treasury. In 1887, he returned to his Southern California home and began developing his land as the town of Rosecrans. He subdivided into 3,000 house-size lots, which he began selling for $50 each. Rosecrans resigned as Registrar of the Treasury in June 1893. Around this time, Rosecrans, then in his mid-70s, moved into the luxurious Hotel Redondo and became a well-known figure in Redondo Beach. When his health began to fail, he was moved back to his house in Rosecrans, where he died on the morning of March 11, 1898. Mortgage rates are at their highest level in more than a year, Freddie Mac reported at the end of May. While still extraordinarily low by historic standards, Freddie Macs survey reported that the average for a 30-year fixed loan rose from 3.59% a week prior to 3.81% the week of May 30th. Chris Plank has been selling real estate in Manhattan Beach and the other beach cities since 1989, but hes lived here his whole life. When he sold his first three houses his first year as an agent, he had no idea the market had already peaked in 1988 and was on its way down. The inventory was huge - over 250 homes on the market in Manhattan Beach alone - and no one was buying. Thats a much different picture than todays Manhattan Beach, where listings are scarce and buyers are clamoring to make multiple, above-the-asking-price offers. The Manhattan Beach real estate market is on fire! It started at the end of last year and the momentum continues to grow, he explains.Lack of inventory coupled with low interest rates turned what was a buyers market into a definite sellers market. Its not uncommon to hear of a property being listed on Friday, receiving multiple offers,and being in escrow by the following Monday. Plank is a long-time Shorewood Realtors agent, and recently saw the company expand to their brand new downtown Manhattan Beach office at 916 Manhattan Avenue. So far, its been a huge success, he says.Plank himself can be found at the Highland Ave location, working furiously. Like my father told me, he reminisces, The only place you find success before work is in the Dictionary. How true! Real estate is 24 hours a day, 7 days a week, 365 days a year. Most of his business is centered in Manhattan Beach, though he does have listings throughout L.A. But Manhattan is where his heart is. Its also where home values are booming (along with the rest of the South Bay). Manhattan Beach is a highly desirable place to live, he says. I should know since Ive lived here my whole life. Manhattan Beach neighborhoods have grown in many ways since Plank was a kid:Growing up here was a blast. Manhattan was just a quiet little beach town.Aerospace companieswere the economy. I grew up skateboarding around town, hanging out at the beach, stopping at Metlox, Joes Candy Cottage, the Post Office, and catching the latest movies at the LaMar theatre. But now, Manhattan Beach is now a destination town. People from all over the country and all over the world are interested in buying here. It has great schools, fabulous year-round weather, its close to LAX and Downtown all these things make this a perfect place to buy property.People always ask me why I havent lived anywhere else, and I always respond with, Why would I? They say to do what you love and doing it in my hometown means thatmuch more. Manhattan Beachs local vibe is indicative of the way all South Bay residents feel about their communities; Planks understanding comes from a life lived among his client-base, who are outgoing, sun loving, energetic people who want to live life to its fullest. I have heard that statement a thousand times recently. There are homes being sold even in this high priced market for all cash. When you are a buyer who isnt paying cash, it can be frustrating when your offer is turned down because Mr. or Mrs. Cash buyer just beat you out. So what do you do about it - do you just wait until everyone runs out of money and buy later? I say no, especially with todays articially low interest rate market. If you need a new home and want to lock in todays low rates you need to get your ducks in a row and when you do you will soon be living in your dream home. process the more trust an owner or agent can put into your letter. Providing a copy of all of your statements where your money is also extremely helpful. Its Ok to show you have more than your required down payment to show strength. Should I only give a pre-qualication based on my offer price? I say NO. As an agent that represents a lot of sellers it is better to accept an offer from a buyer that is over qualied than one that is barely qualied. Buyers think a seller may counter your price knowing you can afford more but experience shows that well qualied buyers are also tough negotiators and they are only going to pay what they feel comfortable paying. I remind sellers of this in negotiations - so go ahead and show that you are able to spend twice as much as their home costs it works! 3. One benet of cash offers is they have LESS CONTINGENCIES than nanced offers. If you are 100% sure you will get your loan, discuss the pros and cons with your agent about not putting in a nance or appraisal contingency in your offer. I dont recommend it to everyone but there are cases when it does make sense. Also the shorter your time frame for inspection contingencies is of value to a seller. They will understand that you are committed to the purchase at a much earlier date allowing them to move forward with their plans. STORIES. Some sellers like the letters that some buyers write. You never know what one seller may like about you, your family or your intention, it certainly cant hurt to spend a few minutes drafting a nice note to the seller. These letters can also inuence a listing agent depending on what is said and listing agents are often guiding their sellers to the winning offer. MOTIVATION. Most sellers and listing agents want to know your motivation to buy the home. The higher the motivation, the more likely the transaction will close. You dont need to over emphasize motivation if you think it will hurt you in the negotiations but it can inuence a seller knowing your commitment level to close the sale. FLEXIBILITY. Each seller has their own set of circumstances, have your agent nd out everything they can about what the seller needs. Their target move date, their need for funds for their next purchase, their lack of desire to have the home termite tented while they are there. There are many important issues to sellers that may be exible for you. Find out what they are and offer the ones that are compatible for you and benecial to the seller. Home design in Southern California started with the simple bungalow, commonly referred to as California Bungalow. This style was modest, inexpensive, and very low-profile; a stark contrast to the various and elaborate home designs we see today around the South Bay. Although many sources list the first California Bungalow as designed by A. Page Brown in San Francisco in the early 1890s, several architects also from that time period designed bungalows for themselves, and soon after, other designers and architects were influenced by the style and expanded on it. These small cottages popped up all along our coast, and to build one rarely required an architect as they were mainly done using plan books. Historical South Bay papers show advertisements for simple The typical bungalow featured a living room, a small kitchen, and a small dining area. The fireplace was typically the focal point of the living room. All of the common living areas were on the first floor, and occasionally an attic was located under a sloping roof. Present-day architects and designers still look to the bungalow as a fine example of a place to live, and South Bay historical societies constantly strive to preserve our remaining beach bungalows. homebuilding kits which were readily available via mail order. Some of these plans were for pre-cut homes that could be shipped by rail and easily assembled. Prior to World War II, a bungalow could be built for as little as $900, although after the war the price rose to around $3,500.

BRINGS NEW LIFE TO THE OUTDOOR FIREPLACE

It all started out as a simple family problem. Brandon Williams son Kingston loved roasting marshmallows, but he wanted his son to do it in a safe space that also allowed his family to enjoy the ambiance of a crackling fire. So, as a master metal craftsman with a background in making small home interior accessories, Williams ventured into a new realm and began sketching designs to find that right mix for an outdoor fireplace. Thats when Modfire was born. After making that initial fireplace for his family in October 2010, Williams design caught on throughout the Phoenix area and he began making more in March 2011. I had a need and knew that others would as well, Williams said. I really pride myself on craftsmanship and the fit and finish of each fireplace. Im really compelled by modern, simplistic design and seeing things work together. With three different sizes, Modfire can fit anywhere from that big backyard in California to that small outdoor patio in New York City. The Tablefire design is just two feet tall, while the original Urbanfire design is four feet tall and the Bonfire design is seven feet tall. Each of those designs have seven different color options (natural steel, avocado, azure, maraschino, tangerine, white and aqua) and range in price from $580-$3,880. And with the Hausfire design, people are able to bring Modfire indoors since the model is powered by a burner that uses clean burning ethanol. It really is the fire pit of the future, Williams said. It is attractive when burning, but still has a sculptural quality to it. A hybrid of technology and craftsmanship, Williams has refined his original design over the past few years and is currently on his third generation of models. Updating the way he manufactures and ships each fireplace, Williams recently came up with a new design called Astrofire. It is a circular design that in Williams words, shows that the company isnt a one trick pony. Customers definitely dont see it that way, with people across the country excited to buy these eclectic fireplaces. Modfire is even sold in Canada and Australia, but Williams said the most interest still comes from California. A fire always gets people to congregate, Williams said. We arent just selling a fireplace, we are selling a feeling. We are creating an object of desire and usefulness.

When Jimmy Miller, an avid surfer and longtime South Bay resident, took his own life in August 2004, his friends and family wanted a way to honor his legacy. They did that by creating the Jimmy Miller Memorial Foundation, a surfing program that helps individuals cope with mental and physical illness. South Bay Digs caught up with Jimmys brother and JMMF board member Jeff Miller to chat about Jimmys legacy, the growth of the foundation and the impact its had on countless lives.

When was the foundation formed and how has it evolved over time? JMMF was formed in early 2005 and came from an outpouring of support that my family received after my brother Jimmy took his own life in August of 2004. The initial plan for the JMMF was to be small and successful and I think the small part of where we started has probably evolved the most over time. We went from a few pilot sessions with an amazing group of kids from Holly Grove in our all levels. first summer to over 60 sessions for 2013 working with childrens groups in Los Angeles, Marines from the Wounded Warrior Battalion West at Camp Pendleton and Veterans from the LA VA. Our program has grown but we have remained true and physical illness and injury through surfing and ocean related activities. For people who didnt know Jimmy, what was he like? How can people get involved in the foundation? to our mission of honoring the life of Jimmy by supporting the healing of mental First and foremost, Jim was a surfer. We also have Camp Pendleton wounded warrior sessions that are twice a month all year round and are on the base at Camp Pendleton. The other number that I am personally very proud of is the number of volunteers and repeat volunteers who know that by helping others we can heal ourselves. This foundation would not exist if not for the volunteers and I hope that we continue to make the volunteer experience as
How exactly have you seen surfing help participants grow and heal? How is There is something special about surfing and the ocean in terms of healing.
It is a marketing message, but life is better when you surf. A surf can clear the head and allow thoughts to settle. The two things about surfing that are really unique is that that the medium of the ocean and the wave are moving so you arent just moving, but the ocean is as well. It is also nearly impossible to think of anything else when you are paddling for and trying to surf on a wave. I think that focus is what helps with healing. Specifically for a lot of the wounded Marines we work with who have PTSD, the thrill and adrenalin are something they seek out. So, surfing is a healthy way to get that kind of thrill that is in some ways similar
Our mission of using surfing as therapy is what makes it different from a lot of other great programs that are ocean based. We have trained occupational therapists and psychologists who lead our sessions and help bring the experience of surfing into other parts of the participants lives. We are also just as focused on the volunteer experience as the participants. We want our volunteers to love
