Lease Agreement

This agreement is made and entered into this _______ day of _______________, 2013, between Neustrom Family Partnership, as Lessors, and CLAIMS MAX, INC., as Lessee. The Property is located at 702 N. First Street, Hamilton, MT 59840, to include the patios between the property and Asmus Jewelry (from the side of the garage to the parking lot, Eastward) and behind property (with gate access) for exclusive use, to include existing street-front signage on 1st St. (Hwy 93). The period of the Lease is 12 months, beginning on the 1st day of August, 2013 and terminating on the 31st day of July, 2014 unless agreed upon by both parties. The conditions of said lease are as follows: The sum of $500.00 per month will be paid on the 1st of every month in person or mailed to: Neustrom Family Partnership at 2130 N. First Street, Hamilton, MT 59840. A penalty of $50.00 for any payment not received by the 10th of the month, and, if said payment is not received by the 20th it would constitute a default of this contract, unless agreed to by Lessor, in writing. Lessee will provide liability and contents insurance, whereas the structure insurance will be provided by Lessors.

Deposit, Premises & Utilities: If Property is left clean and free of debris, subject to normal wear and tear, a fully refundable deposit of $400 will be collected from Lessee prior to possession of property after inspection of the property 48 hours prior to the first day of start of Lease, to wit: The property, exterior and patio areas will be clean and free of debris, with wood stove, air-conditioning unit, baseboard heating units, ceiling mounted circulation unit, sinks, toilet, and electrical outlets, as well as interior and exterior lighting in working order; All unneeded display cases and shelving/furnishings will be removed; All broken, cracked, damaged, and boarded-up windows will be repaired or replaced; and all windows that open will have properly operating locks and screens; and All locks will be re-keyed to include the single door and the double door on one universal key. The Lessors and the Lessee will have and keep sole chain of custody of the key(s). Due to the confidential nature of the business conducted on the premises, the Lessors agree that access to the key will not be given to repair, maintenance, or other representatives of Lessors and that the Lessors will give Lessee adequate notice of intent to enter the premises and will do so during posted business hours (M-F 10a5p), unless under threat of damage to the premises by bona fide emergency.

Lessee to pay all heat power, water and utility bills and any bills associated with its business and keep current so no liability is accrued by the Lessors. Lessee may paint and do minor improvements for enhancing its business, including affixing signage to property but must acquire permission to do any major or structural changes to said property. Lessee agrees to maintain property and keep snow shoveled in accordance with city statute. Lessee may not sublease without written permission from Lessors.
