TERMS & CONDITIONS I have read and understood your Pre Launch offering. I accept & agree to the offering and terms & conditions mentioned therein. I understand that: 1. 2. 3. This offer is an expression of interest sought by BCV Developers Pvt. Ltd (the Developer), and it is not a booking of a unit. The retirement homes are part of a larger 130 acre Brigade-Orchards township The retirement homes are meant for senior citizens who attain the age of 60 on or before 31/12/2015, and only such senior citizens are allowed to permanently reside in the complex. However, the units can be purchased by any eligible person/entity. The specialized services for the senior citizens in the retirement homes will be provided by Age Ventures India (AVI) a unit of Help Age India, and on confirmation of the booking, a separate service agreement has to be signed with AVI outlining the relevant terms and conditions Many special facilities like high dependence care rooms, activities rooms, doctors area, dining area, auditorium, swimming pool etc. are to be provided. All the additional facilities and amenities which are provided specifically for the retirement homes complex will be run by AVI and AVI is authorized to collect the service charges accordingly. The developer will not be responsible for any claims which may be raised against AVI for deficiency in service. This registration is for a preferred location as indicated, and the actual Allotment will be made once the project is launched; the right of allotment rests with the Developer. There is no specific commitment on the Unit Number/Car Park Slot by the Developer with respect to this Application. Car parking slots would come at an additional cost. Areas indicated are super-built areas including the loading for the areas of the special facilities. The areas are approximate, and are liable to change. Once the project is launched, an amount equivalent to 25% of the apartment and car park value (after adjusting the registration amount and accrued interest) is payable within 30 days of demand, failing which the registration is subject to cancellation at the option of the Developer. The balance 75% payment would be spread over during the construction stage of the project as per the terms of the proposed Agreement to Sell and the Construction Agreement, and will be linked to progress. Transfer of registration is allowed only amongst family members (Father, Mother, Wife, Husband, Son, and Daughter) before an agreement is executed. No transfer fees will be charged in such cases. In addition to the cost of the Apartment and car park (if any), there would be additional charges towards floor-rise charges, preferential and premium location charges, etc, as well as statutory expenses towards Stamp Duty, Registration and Legal Charges; proportionate charges for external electrification, water & sanitary facilities; applicable Service Tax; VAT and any other statutory levies; service charges towards property assessment, deposits, etc, which is estimated to be 15% of the value of the unit based on the prevailing rates. Once the project is completed, there would be expenses towards campus and building maintenance and common facilities, which would be in the form of either a lump sum payment OR in the form of a monthly maintenance fee + 12 months fee as Sinking fund deposit OR a combination of both.

-415. An applicant can register for only one apartment per form; only a limited number of apartments are on offer. 16. The allotment would be on a first-come-first-served basis, subject to approval of the application. 17. All registered expressions of interest with registration amount are entitled to AN ATTRACTIVE PRE- LAUNCH BOOKING PRICE. 18. This exclusive offer can be withdrawn at any time at the sole discretion of the Developer. 19. The project has received a majority of the statutory clearances and is awaiting plan approval. The expected roll-out time is expected to be within 6-9 months from the registration date. 20. This registration has a lock-in period of 9 months from the date of registration during which period the registration amount will qualify for the payment of simple interest @ 8 % p.a. until the launch of project. 21. If the applicant wishes to cancel the registration post the lock-in period, the applicant can apply to withdraw the registration amount. Please note that a nominal administrative fee of Rs. 5,000/- would apply. Accordingly, registration amount, along with simple interest (net of TDS) calculated @ 8 % per annum, less administrative fee & service tax on administrative fee will be refunded within 30 days from the date of request for cancellation. 22. Alternatively, if the project does not commence within 9 months from the date of registration, the Developer reserves the right to refund the registration amount with interest (net of TDS) @ 8 % per annum. In such a case, no administrative fee will be charged. 23. The developer reserves the right to cancel the project at any point in time without assigning any reason, and refund the registration amount paid, as per the terms of clause 22 above. 24. Registration fee and interest payable will be adjusted against the total cost of the apartment. 25. Offer is subject to force majeure condition. 26. This registration is subject to Bangalore jurisdiction.
