Basement Parking Management Plan Parking layouts in the DVDP were based on the concept that half the

spaces were for apartment guests and half were for day trippers. PBPL has reviewed the layout and made some minor modifications to it to more clearly reflect the proposed Basement Car Park Management Plan. The new arrangement maintains a central two way aisle system but adds a turning loop at the end of that aisle. Day parking is on either side and this provides 135 spaces which can be accessed at any time. The apartment parking is located around the outside of the day parking and provides 136 spaces which are also accessible at any time. There is direct access from the apartment parking zones to the lift cores of the building above. Guests will park below the building they are staying in. The basement car park will generally function as follows: There are four parking zones. One is unrestricted for day parking the other three are restricted for apartment guests. The concept of allocating overnight spaces to the perimeter of the car park and enabling a flexible area in the centre that can be occupied by overnight guests and day trippers alike is the most efficient way of ensuring full occupancy while providing the security and flexibility required. The number of spaces allocated to apartment occupants can be flexible. All spaces, not occupied by overnight spaces can easily be filled by day trippers in this layout by directing them to unoccupied apartment spaces. This will require daily management in the arrival peak (7 9:30 am) but not after this time. The apartment zones will be boom gated and will allow exit at any time. If the situation arises that parking for the apartments needs to be supplemented and it is necessary for spaces in the public parking zone to be allocated to the apartments then spaces can be occupied at the end of each day when the day trippers depart. Resort Management will keep control of the number of spaces required each day for the apartments including new arrivals and will also know who is leaving. The fact that all spaces are accessible means that the overnight spaces that are vacated can be occupied by arrivals and the cars that arrive after hours can occupy the day tripper spaces for the following day. Day spaces are numbered but not restricted. The overnight parking area will be boom gate controlled which requires an access code to be provided to the guest prior to parking. This may be a known code if the guest is a regular or owner or it will be provided to the guest at check-in if a temporary occupier. Spaces may not be allocated but the total numbers will be, ie, an occupier gets a space in a zone but not a specific space. Each morning, before day trippers arrive, a car space audit will be provided to the car park manager. This provides a balance of those leaving, those arriving, and where apartment spaces are available. A total occupancy and the total number of new spaces that can be provided for day parking

can be determined and controlled at the entry to the car park. Once the day car park spaces have been filled by arriving day trippers during the morning peak there will be no more public access and signage will be provided to advise this. If car parking spaces within the controlled apartment users parking area are available, the boom gates will be opened and day tripper drivers directed to these spaces by attendant(s). The base structural grid for the basement car park is 6.6 metres square. This was chosen as a dimension that could be rotated 90 which provides flexibility in the parking arrangement without affecting the structure above. It is generous and allows space for access to boots and ski racks. This grid works with the apartment structure above which has eliminated the need for transfer structures.
