Method Statement for Construction of Holiday Bungalow for Cashell Green (pvt) Ltd at Wella Koratuwa, Mihiripanna.

Introduction It is recognized that this project is a construction of a holiday bungalow adjacent to the sea and this document has been prepared by Lanmo (pvt) Ltd. and seeks to provide detailed information regarding the construction method and measures of the Holiday Bungalow for Cashell Green (pvt) Ltd at Wella Koratuwa, Mihiripanna.

Construction activities of the Holiday Bungalow for Cashell Green (pvt) Ltd at Wella Koratuwa, Mihiripanna will include: Site establishment, including offices, services and amenities. Site clearance which includes cutting of trees, clearing of vegetation and removing topsoil Demolition work which includes the demolition of existing boundary wall Carting away debris and dumping in to an approved ground Construction of temporary fences and access gates and if required. Setting out Excavation work for column footings, pits, trenches etc. Laying of cables Earth filling under floors. Pest control, which includes anti termite treatment. Reinforced Concrete work which include, column footings, ground beams, slabs, columns, staircase foundation, wall foundation etc. Masonry work Construction of the swimming pool and the reflective pool Construction of the roof. Installation of CCTV cameras and the monitoring unit. Fixing electrical fittings Fixing of plumbing Fittings Integrating the services Surface finishes Timber work- doors and windows Metal work

Site Preparation Trees to be retained should be protected using tree protection fences. Site clearance, such as cutting of trees, clearing of vegetation and removing topsoil will be done by using manual labour with the necessary tools and equipment. Demolition work of the existing boundary wall will be carried out by hand and the debris will be carted away and disposed accordingly to an approved dumping area.

Mobilization Site offices will be erected by the Contractor in the site. Subsequent to the office being erected, setting up of office will take place at the first instance; and, the staff already mobilized will immediately move into the site office once ready. Works areas will be assigned at locations, to be agreed by the Employer. The following major plants and work areas are planned to be set up on site : o o o o Steel Bar Bending Yard. Formwork Fabrication Yard. Roof Truss Fabrication Yard. Storage Area.

The plant and site areas will be mobilized / erected on site upon taking over of the work areas.

Setting Out An experienced surveyor will be employed to provide the basic setting out, base lines and benchmarks at the suitable locations in the site. Theodolites and steel tapes shall be used for the setting out works as the basis to be used for further detailed setting out. Surveyors and chainmen will also be responsible for further detailed setting out and leveling for the raft footings and basement structures.

A checking system will be formulated to ensure the correctness of works. These base lines and benchmarks will be regularly checked by the surveyor to ensure their correctness. Theodolites and steel tapes will be calibrated at regular intervals to ensure the correctness of these equipments.

Access and deliveries Access to the site for small plant and materials will be from the main entrance to the site.

Waste management on Site Surplus or waste materials arise from either the materials imported to site or from those generated on site. Imported materials are those which are brought to the project for inclusion into the permanent works. Generated materials are those which exist on the project such as topsoil, subsoil, trees and materials from demolition works etc.

Sub-structure Excavation of soil for construction of the foundation for walls and column will be carried out using manual labour. This also includes dewatering, planking and compacting once excavated. If there is a rock it will be blasted using appropriate method depending on the magnitude of the blast and the size of the rock. Insitu plain concrete poured against well compacted sides and bottoms, including 500g polythene layer to the bottom and sides of concrete bed, for concrete work Grade 15(1) concrete will be used for 2 thick lean concreting under column footings, ground beams and for staircase foundation. Grade 20(3/4) concrete will be used for 3 thick mass concrete footing under wall foundations. Grade 20(3/4) insitu reinforced concrete will be used for 4 thick ground floor slab

Grade 25(3/4) insitu reinforced concrete will be used for column footings, columns up to DPC level, ground beams, staircase footing and shaft up to DPC Tor steel mild steel rods will be cut to sizes bent to shape and laid in position with 1:2 cement and sand spacer blocks Characteristic strength of reinforcement shall be; Tor steel = 460 N/mm2 Mild steel = 250 N/mm2 A 142 BRC fabric mesh will be laid in ground floor slab T12 bars will be used in column footings and stair case footings T16 and R6 bars will be used in columns up to DPC level, in ground beams

Super-structure Insitu plain concrete poured against well compacted sides and bottoms, including 500g polythene layer to the bottom and sides of concrete bed, for concrete work Grade 25(3/4) insitu reinforced concrete will be used in columns, beams at first floor slab level, first floor slabs, staircase up to first floor, beams at water tank slab Tor steel mild steel rods will be cut to sizes bent to shape and laid in position with 1:2 cement and sand spacer blocks Characteristic strength of reinforcement shall be; Tor steel = 460 N/mm2 Mild steel = 250 N/mm2 T16 and R6 bars will be used for columns and water tank slab T25, T20, T16, T10 bars will be used for beams at the first floor slab level T20, T16, T10 will be used for first floor slab, beams under water tank slab & staircase roof slab T12 and T10 will be used for the stair case

Swimming pool & reflective pool Swimming pool and the reflective pool will be constructed as per the given details and specifications.

Surface finishes thick 1:3 mix gray cement rendering will be done to the plinth which includes cut, polish and waxing 5/8 thick 1:3 mix cement and sand plaster will be applied for the walls externally with a semi rough finish 5/8 thick 1:3 mix cement and sand plaster will be applied for the walls internally with a smooth finish with lime putty 3/4 thick cut and polish cement rendering in 1:3 mix cement and sand will be applied for the isolated columns including waxing Cement pressed 12x12 tiles will be laid for floors, including 1:3 cement sand mix bedding and jointing with an appropriate grout 12x12 matt finish homogeneous ceramic tiles will be laid in floors at toi lets including 1:3 cement sand mix bedding and jointing with an appropriate grout for toilets Interior walls and soffit will be plastered with Total coat/acrylic filler, primer and undercoat and two or more coats of matt interior quality emulsion in brilliant white for walls, beams and columns finished by roller Exterior walls will be plastered with exterior grade skim coat and will apply a fungus resistant base & primer coating and master pallete exterior quality weather shield paint

Filling under floors Approved hardcore imported filling under floors spread in layers.

Pest Control Anti termite treatment will be done by a specialized contractor 9to be approved by the client) and a 10 year warranty will be provided.

Timber work All doors and window will be erected to the given sizes and details and specific type of wood The wood will be treated as required before using

Plumbing work All sanitary fittings and accessories will be fixed as per the given standards and specifications, which are to be supplied by the client. All water supply pipes will be UPVC type 1000,SLS 147 pipes with solid welded joints from the sump to the overhead tank Manholes, grease traps, septic tank and soakage pit shall be constructed as per the given specifications, details and drawings. Electrical work Wiring of light points and socket outlets will be done as per the given specifications in PVC conduits. Electrical feeder systems will be supplied and installed as per the given details. Testing and commissioning of electrical and ELV system will be done with high tech testing equipment by a qualified engineer CCTV system will be supplied and installed by a qualified and specialized contractor as per the details
