G/C MUHAMMAD AKRAM S/O MUHAMMAD DIN, Muslim, adult, resident of Flat No. 7, Block-I, North Nazimabad Karachi, holding NIC No. 42101-1784623-9, hereinafter referred to as the OWNER of the FIRST PART
AND
W/C MUHAMMAD FAROOQ KHAN S/O KHUSHHAL KHAN, Muslim, adult, resident of House No. IH-55, Falcon Complex Malir Cantt., Karachi, holding NIC No. 17301-9057125-5, hereinafter called TENANT to the SECOND PART: (Both expression shall where eve the context so permits, mean and include their heirs, executors, administrators, successors and assigns)
WITNESSETH AS UNDER:
AND WHEREAS the OWNER is the sole and absolute OWNER of House No. IH-55, Falcon Complex Malir Cantt Karachi, (hereinafter called the SAID PREMISES And whereas the OWNER has agreed to let the said premises to foresaid Tenant on the MONTHLY RENT of Rs. 35,000/(Rupees Thirty Five Thousand Only) on the following terms and conditions:

THAT
the TENANT has Deposited a sum of Rs. 80,000 (Rupees Eighty Thousand Only), which will be treated as FIXED SECURITY DEPOSIT MONEY, refundable to the Tenant at the time of entire vacation of the SAID PREMISES (without interest) after deducting dues, damages, charges, if any. Sig. TENANT

THAT
P.M (Rupees Thirty Five Thousand Only), for the tenure of rent. 3.
THAT the OWNER has handed over the vacant peaceful possession of
the SAID PREMISES to the TENANT, this AGREEMENT OF TENANCY, shall come into force with effect from the above mentioned date and shall be valid for eleven (11) months only i.e. effect from 01-092010 and expiring on 31-07-2011.

THAT THAT
the TENANT shall use the SAID PREMISES, for his own
Residential Purpose Only and shall not sub-let the SAID PREMISES to any other person(s).

the TENANT would pay the Electric Bill, according to meter reading, Sui-Gas charges, Water, Conservancy charges, Unoin fee, Telephone Bill if any, to the concern authorities or to the OWNER, and the OWNER shall pay all Government Taxes, Property Taxes, etc., from his/her own sources and own expenses.

RENT of the OWNER by 10 day of each month in advance according to the English Calendar.
THAT the TENANT shall not make any alteration addition, etc., of any
kind in the SAID PREMISES, any damage, to fitting & fixtures, etc. would be payable by the TENANT.

THAT THAT
the TeNant then he will have to give 10% month(s) notice to the TENANT or vice-Virsa.

fails to pay the MONTHLY RENT for continuously (02) months the notice of _____ months from OWNER.
