LEASE AGREEMENT

This Lease Agreement is made on this the TwentyEight Day of March Two Thousand
Nine (28-03-2009)
BETWEEN
1)SRI.S.K.SUNDARA RAJU, aged about 60 years, s/o of Late Krishnam Raju
2)Smt Adilakshmi, aged about 31 years, w/o Janardhan Raju , both residing at No.1,
Mathru Nilaya, Opp.R.B.I.Layout, Lakshmi Nagar, Beereshwara Nagar Main Road,
J.P.Nagar VII Phase, Bangalore-560 078, Hereinafter called the LESSOR (which
expression shall whenever the context is required or admit mean and include their
his, executors, administrators, legal representatives and permitted assigns) of the ONE
PART
AND
Sri Vishal Shrivastava, aged about 28 years, S/O Sri Ravi Prakash Shrivastava and
Smt Pragya Shrivastava w/o Vishal Shrivastava, residing at #3, 5th Cross,
Siddhartha Nagar, koramangala, Bangalore-560 068. Hereinafter called the LESSEE
(which expression shall whenever the context is required or admit mean and include
his heirs, executors, administrators, legal representatives, and permitted assigns) of
the OTHER PART.

Whereas the lessors are the absolute owners of the property bearing at #52, S.L.N.
Residency, 5th Main, K.R Layout, 6th Phase J P Nagar, Bangalore-560 078.

Whereas the Lessee herein has requested the Lessors to lease out the above referred
property consisting of Two Bed Room Flat on Rental basis for his residential purpose
for which the Lessors has consented to let out the same on the following terms and
conditions.

NOW THEREFORE THE PARTIES HEREBY AGREE AS UNDER:


1. LEASE CHARGES
1.1 The lease charges payable by the lessee to the lessor shall be Rs.6500/- per
month (Rupees Six Thousand Five hundread Only) for the use and occupation of the
schedule premises.

1.2 The lease charges shall be paid on or before 5th day of every month, following
that for which it is due.
2. DURATION
The Duration of the lease of the schedule premises shall be for a period of
eleven months commencing from 28-03-2009. Hence, the duration of the lease period
will start from 28-3-2009 till 27-2-2010.
3. RENEWAL
The period of lease shall be renewable for further term of Eleven Months
upon mutual consent of both Lessor and Lessee and subject to Lessee paying to
the Lessor revised lease charges at the enhanced rate of 5% of the previous lease
charges over and above the prevailing lease charges. This is subject to lessor and
Lessee mutually agreeing to extend the lease agreement on mutual terms and
conditions.

4. DEPOSIT
The lessee has paid a sum of Rs.65,000 /- (Rupees Sixty Five thousand Only)
by way of cash, as refundable deposit without interest for due performance of the
obligations of this agreement.

5. REPAIRS, MAINTENANCE AND USE AND LESSEE OBLIGATIONS


5.1 The lessee has agreed, at all times during the term of the lease to keep and
maintain the schedule premises clean, tidy, healthy in all seasons and further in good
and substantial repair. The Lessee shall not carry any activities in the schedule
property which will be a nuisance, annoyance or danger to the other occupants of the
building or to the neighbors of the building.

5.2 The Lessee has agreed to replace all broken fittings and fixtures by equally
good or better substitutes and not to make any structural additions or alterations to
the schedule premises without the consent of the lessor first had and obtained in
writing.

5.3 The lessee has agreed to permit the lessor, his servants and agents at all
reasonable hours to enter into the schedule premises to inspect the condition or to
leave notice of all defects to be repaired.

5.4 The lessee has agreed to pay the charges for electricity and share the water bill
with the other occupants residing in the entire building.

5.5 The lessee has agreed at all times during the term of lease to use and occupy
the schedule premises only for Residential purpose and not for any other purpose and
not to keep or share accommodation in the schedule premises with outsiders not to
carry or permit to be carried on any offensive or prohibited trade or business in the
schedule premises.

5.6 The lessee has agreed, without the consent in writing of the lessor, not to
assign or part with his lease hold or interest in the said premises created under these
presents nor sublet the same or any part there of to any person or persons
whomsoever, or make any structural addition or alteration therein. The lessee has also
agreed not to obtain loan against the lease hold rights or pledge the lease agreement
with any bank or financial institution.

6. LESSOR’S OBLIGATIONS
6.1 The lessor has hereby agreed at all times during the said lease period to pay
the municipal tax of the schedule premises whenever the same falls due.

6.2 The lessor has agreed to keep the exterior of the schedule premises and
drainage thereof in good and substantial repair order or condition and to do from time
to time all heavy repairs as required.

6.3 The lessor has given the possession of the schedule premises, to the lessee, in
good condition to be used for Residential purpose.

6.4. The Lessor has agreed to keep and maintain the common area such as stair
case, corridor in the Schedule Property clean with hygenical condition in all seasons
including its lighting.

7. REDELIVERY OF POSSESSION
On termination of the lease period including the extended term, the lessee shall
duly deliver back the vacant possession of the schedule premises to the lessor in good
condition.

8. NOTICE OF TERMINATION
8.1 In the event the lessee fails to pay the lease charge for even a month, the
lessor shall be entitled to treat the same as breach and terminate this agreement after
giving 15 days notice to rectify the breach.

8.2 In the event of either the lessee or the lessor deciding to terminate this
agreement, before the completion of the terms of this agreement or any renewals
thereof, two months notice will be given by the party deciding to terminate this
agreement.

9. GENERAL
9.1 The Lessee at the time of vacating the schedule premises has agreed to paint
the schedule premises or agreed to pay the painting charges and charges for any other
things that has been damaged. The Lessor is permitted to deduct the said painting
charges and other charges in the advance paid by the Lessee and pay the remaining
balance amount to the Lessee at time of handing over the vacant physical possession
and key of the schedule premises.

9.2 The Original of the Lease Agreement shall be with the Lessor and a signed
True copy shall be handed over to the Lessee.

SCHEDULE

All that piece and parcel of residential premises on the second floor,situated at No 52,
S.L.N Residency, 5th Main, K.R Layout, 6th Phase, J.P.Nagar, Bangalore-560078,
consisting of One Hall, Two Bed Rooms (One bed room having attached Bath Room)
one common bathroom and Toilet, kitchen, One kitchen Utility, Pooja Room with the
following fixtures:1) 4 Ceiling Fans, 2) 3 Tube Light, 3) 2 Geysers, 4) Wardrobes in
bedrooms, 5) Wooden cabinet in the kitchen.

IN WITNESS WHEREOF THE PARTIES HAVE EXECUTED THIS LEASE


AGREEMENT IN THE PRESENCE OF THE WITNESSES HEREUNDER
