e-Property Tax ABSTRACT

In existing system the employees maintain the tax payer and tax details in paper or books but the proposed system is e property tax. Which helps both the employee and the tax payer; we can collect the tax and maintain the tax easily in a single click. It has the operations like property tax assessments entry, property type entry, property usage, property location, property age, percentages of tax, tax based on ward and zone for rural and urban areas. In this project is developed using PHP and the data storage using MySQL as backend. The property tax rate is often given as a percentage. It may also be expressed as a amount of tax per thousand currency units of property value, which is also known as a millage rate or mill levy. To calculate the property tax, the authority will multiply the assessed value of the property by the mill rate and then divide by 1,000 Property taxes members deal with the member id, rejection details and rectify details are stored. Assesses members are also store member id, rejection details and rectify details are stored. Further for security reasons each assesses is accessed by id only given at the time of approval. The administrator has the rights to add, modify, delete details of the building usage value, building age, type, location, square feet of area etc.

INTRODUCTION
Property tax is a tax that an owner of property usually real estate is liable to pay. The amount of tax is estimated on the value of the property being taxed advalorem tax. Property Tax India is levied on residents by local municipal authorities to upkeep the basic civic services in the city. Property, again consists of three entities: 1. Land 2. Improvements to Land (immovable man made things) Features of Property Tax India. Indian Property Tax bears the following characteristics in India, the actual owners of property are liable to pay municipal taxes which is in contrast to that in the United Kingdom, where the tenant is liable to do so. Generally, the property tax is levied on the basis of reasonable rent at which the tax payer can claim his ownership rights over the property. Property tax in India is paid on a year to year basis. The 'reasonable rent' can be 'actual rent' if it is found to be fair and reasonable. In the case of non-rented properties, the rental value is to be estimated on the basis of local tax rates. The monetary valuation of property is done by the concerned authorities who often do not function directly under the municipality in order to exercise unbiased estimation. There is a common misconception through which people relate property tax to assessment tax while they are two different forms of taxation. Property Tax relies upon the fair market value of the property being taxed for justification. Assessment Tax relies upon a special enhancement called a 'benefit' for its justification. The property tax rate is often given as a percentage but may also be expressed as a 'permille' (amount of tax per thousand currency units of property value), which is also known as a 'millage rate' or 'mill levy'. This project is implemented in PHP with My SQL as backend. All assesses are enjoined and the property tax is calculated.

PROBLEM DESCRIPTION
In this project we have the following modules each module explained in step by step. Calculate tax based on the year because the tax varying on each budget. This module maintains the unique no for assessor no. and the tax calculated based on property type. Property age and property location. Because of the income of the people is varies in location and the property type. Maintain the property age in master. Because we cant fix the tax to all the property in same. So the separate module is maintained for the property age we can easily measure the tax based on property age. And also maintain the property usage of each owner. This project has the separate module for property usage. The master can set the tax based on property type or property usage, we cant put the same tax to all property because the income is varies on the property usage.

EXISTING SYSTEM
The existing system of the property process is worked out manually. One of the major pitfalls of the existing system is that the process carried out is time consuming and maintaining the paper documents is very tedious. And for the administrator the evaluation of the assesses is very difficult and quick decision making is not possible. Also the calculations are done manually for each and every operations like tax collection, building age, location etc.

PROPOSED SYSTEM
Following are the benefits achieved from this application are, It supports high speed. It is less time consuming. All the records are maintained in the database and it can be easily retrieved. Administrators work load is reduced. Evaluations and quick decision making are possible. Property registrations are immediate. Tax calculation is final and all the areas are covered. Levy is not restricted to any particular area. All wards and zones are covered. Assessment is done rationally. Bill payments are made to the correct levy and the zone of developed, residential, non residential etc etc.

MODULES Maintain property location: Maintain the property location for each property in city we may collect the tax higher than the rural area. Because the rural area people incomes from agricultural and the expense is too low. But in city the cost of living is higher and the income is also high. Maintain building age: in this project maintain the tax based on property age. The tax payment will varies on property age. Maintain TAX percentages: In this project the master can set the tax in percentages based on property age, property type, Property location. Maintain ward and zone details: In this project maintain the ward details and zone details for maintaining the tax. TAX Entry: When we give an assessor no, total square feet of the property, property location, property usage. After calculation the payable tax amount easily.

CONCLUSION
This project has been successfully developed and implemented with high degree of awareness with the environment. Hope it helps the user to a great extent. In future, there are chances for this system to be modified by any other developers if any. The system can be made more versatile by adding extra modules. The property tax calculates values for building age, roof type, location of the property, purpose for which the property is used and then the basic taxes like library and education taxes are added. The system was tested for range of property value inputs and found to be Error Free. User with minimum computer awareness can easily operate this system, as the system is user friendly. The overall objectives of efficiency and maintenance have been achieved. Right from the start of this project to till date on time has been with me all the way which energized me to complete this project in a very successful note and it is none other blessings of the almighty.
