U see.. u dun need to reprint technically if u r going to paint the whole house anyway. Remember to use the washable kinda paint (ie ICI Pearl Glo or Pentalite Easyclea) so that u can easily the dirt of the wall in the future.

Posted 11 March 2009 - 05:04 PM i fainted when i saw the reno u guys are doing.. i might buy a condo at desa impiana... size is around 1,000 sq ft... the unit is totally empty.. owner buy for investment and now willing to sell it out.. but i only budget the reno cost around 20k.. is this possible.. together will all furniture..

Honestly, i think it'll rather tight.... Especially when reno. and furnishing could cost a bomb nowadays.... But, well you can always go for the necessary stuffs 1st.... then from time to time...do the rest of place up.... Good luck...

Hmmm..actually it will all boil down to what you want to do. I have some friends who will just want the basic furniture stuff...that maybe 20k enough. But more than that, you got to be ready to fork out more. I think 40k will make it a nice place to live in :). But like nwb said, you can always add on later or do renovation later (just get what you need first). But it is best if all is done before you move in. To do renovation when you are staying in there with all your furnitures will be quite a hassle (cover up with plastics, moving furnitures etc)

seems that u r using expensive tiles. i m using 2x2 tiles also, but very cheap punya la. less than RM17 per piece lor. and the labor cost seems to be half of the unit cost charge to u. if they r u sing chinese sifu, then the cost still can be accepted, but still at high end side. not very sure about the windows, but looks expensive.

Kitchen & Toilet RM100 per foot run on concrete surface. Tile RM5 per square foot (install only). Hall Install plaster L-Box - RM1700 for 45 feet. Paint the whole 'inside only' house with cheap paint - RM3000 22x75 house Electrical points RM90 per 13 amp point, RM10 to install light, RM180 - heater/aircond 3-phase wiring RM3000 Some might argue that the quotation above is way too expensive. But some might say its reasonable.

Posted 20 March 2009 - 11:43 AM hehe. cannot be granite. Its just plain thick concrete (combination of cement, sand & rocks). Anyway, if u are looking at granite or any other sold surface its sure gooing to be pass RM180 per foot run right?

Posted 28 April 2009 - 10:38 AM My renovation started for slightly more than a week already. Very hectic indeed with all the daily monitoring and getting final quotations for everything else like electrician, balcony railing, windows, sliding doors etc. So far completed land clearance, demolition, piling, footing, beam and pillars for ground floor. 20% progressive payment is due today.

My concrete top was installed at RM100 per foot run. You can get MML tiles at RM15 per foot run (2x2), to go along with it. As for cabinet doors, ABS wont cost more than RM200 per foot run. But if u ask me, 'high-gloss' cabinet doors look nicer.

Trying to get 'cheap' but with 'high-end' looks. ..hahah Anyway, i have merged my kitchen into some hybrid wet/dry kitchen, without the cabinets...sigh! Will be waiting for this weekends Home Reno fair to decide on the next course.

Posted 07 May 2009 - 09:05 AM Angie, yours is double storey house, reno RM100k kinda ok, nowadays renovation is not cheap. Mine just a single storey semi-detached house with 3 bedrooms. So far from my list, only living room + dining room are furnished .. ops .. forgot to add in kitchen cabinet and master bedroom wardrobe. We got a good bargain, both cost us less than RM5k =) The house itself with quite good interior thus we don't do much reno beside extention for wet kitchen, store room and washing area. I haven't add in the gardening cost, estimated RM2k for front garden and backyard. First guest room is furnished with seconded furnitures .. heehhe save $ =P it just cost me less than RM600 and study room currently become a store room =( but there's a 3 seated sofa inside which I bought over from my colleague RM300, it is from Ikea as she doesn't want to ship all her furnitures back to KL, currently she is still working Kuching but her HB and daugther already back to KL.

Coming in more spending will be: - Wet Kitchen extention, store room, washing area. - equip wet kitchen, cabinet - my baking oven =P - more airconds for the house - 2 bedrooms, dining room and kitchen. - refrigerator (currently using the small one =P) - washing machine (currently using the old one) - 42" LCD (coming soon) - sound system - car porch tile - auto gate motor and stainless steel gate - part of interior renovation how much will it cost in total? I have no idea .. just for extention + car porch tile + auto gate motor and stainless steel gate oled RM40k, the rest? ahh .. another RM20k? Currently our pocket with BIG LOBANG! haahhaha house + wedding, really cost us a lot =.=''''

If u do really want good solid surface, its best to get good solid surface like Dupoint Corian/LG. I mean, quality is important since you can't just say 'i want this hack out, anytime'.

Of course, many have discussed about this topic before. As for me, i am planning to place my 42L microwave oven, Delonghi coffemaker, rice cooker on the top. As such, it does not make a difference in terms of looks since everything will be covered up. Of course, the contractor workmanship is the most important. A good one, makes it look very beautiful. By the way, as mentioned earlier, i think i may be getting 'spray paint' cabinets, cost approximately RM300 - RM400 per ft run, depending on FW's needs (inside drawers, racks, holders, etc)

Of course, final decision depends also on KLSE share prices...hehe

Posted 08 May 2009 - 10:09 AM donny, dont think i will be using corian top for my wet kitchen...its either local solid surface or concrete top maybe dry kitchen it's ok...anyway my dry kitchen is for aesthetic purpose only...so still considering if i should get something so pricy... why dont you built in your microwave into the cabinet? it looks much neater..am planning on doing that

Posted 08 May 2009 - 10:12 AM I will do it for my two microwave ovens (1 is on its way) which I agree with smurf, it will look much neater. my brother house has a built-in cabinet for the microwave and others, if you think the heat generated from the ovens, you can owes pull it out when you need to use it. Posted 08 May 2009 - 12:10 PM Just to share, my parents had faced lots of problems in the past when they 1st installed their build-in microwave oven (fisher& paykell..i think) when the oven gave problems and needed to be replaced. They really had sleepless nights trying to find another oven with the same dimension to fit the cabinet. In addition, i kinda like the Panasonic - 42L microwave oven that kinda does everything (grill,

bake, cook), although me & my FW do none of those...hahaha. On the other hand, i have to agree, built-in micro-wave ovens look real nice and my FW loves the look too. She's had always wanted a built-in electrolux microwave oven. In the end, its all up to my FW and if she wants built-in, so be it. (Hail the queen bee!)

Hi i managed to did my concrete top (about 19 foot long- u shape), with 2 x 2 second grade tiles for RM1800.

As this is a 1st quote, my assumption is that he has marked up the quote with the expectation that I will ask for a discount. Am I right? If so, what is the reasonable starting point discount should I seek for (without changing the specifications of the original quote)? 20%? 30%? or more? less? Say, if the total quotation is RM100k, should I ask for 20 - 30% discount of the entire bill of RM100k? or should I negotiate each item part by part? Some items may have higher markups than others? Appreciate your feedback as I am totally clueless .. Thanks! :)
