LEED India for Core & Shell

LEED India for Core & Shell is a set of performance standards for certifying the design and construction of Core and Shell buildings. Core & Shell buildings are those where the owners or developers do not control all aspects of the building's design and construction. These are leased or rented spaces, for example an IT park.

Eligibility:

The LEED India Core & Shell rating system has been developed to address a variety of project types and a broad project range.

LEED India Core & Shell can be used for projects where the developer controls the design and construction of the entire core and shell base building including MEP/FP systems, but has no control over the design and construction of the tenant fit-out. Examples of this type of project include IT Parks, Malls, Retail center, Warehouse etc.,

LEED Core & Shell can be used for projects that have limited control of building systems. This is found in retail development.

In projects that are designed and constructed to be partially occupied by the owner/developer, the LEED India C&S rating system can be applied if the rented or leased spaces are more than 50 % of the total space

The rating system lists the intent, requirements, submittals and technologies/strategies for each credit and includes the LEED-INDIA for Core & Shell.

Precertification

Certification

Precertification:

Precertification is a unique aspect of the LEED India Core and Shell Rating system.

Precertification is formal recognition by IGBC for projects aspiring for LEED India Core and Shell rating

Precertification is granted to projects on review of the early design stage documentation. This documentation, which reflects a realistic set of project goals and intentions, forms the basis for an award of Precertification.

Precertification is not a confirmation of, or a commitment to achieve LEED India Core and Shell rating. Precertification is not LEED India Certification.

Unique Advantage of Precertification

Precertification provides the owner/developer an unique advantage to market the space to potential tenants and financiers.

Precertification Submittal and Review:

Once a project is registered as a LEED India Core and Shell project with the IGBC, the project team may submit the documentation for Precertification. The project documentation is reviewed and a LEED India Core & Shell Precertification level (certified, silver, gold or platinum) is granted. A certificate and letter are provided to the project.

The review will allow the developer to market the project's intention to achieve the LEED India Core & Shell rating. This Precertification process is not intended to be a supplementary submittal for award of final rating.

LEED India for Core & Shell certification review will still occur with IGBC's established two-phase review (Preliminary & Final). Because of the many factors inherent in project design and i mplementation, it is possible that the final certification review will not correspond exactly to the Precertification review.

Those projects which seek Precertification need to submit the following documentation:

1. General information of project including a. Project Brief stating project type, occupancy, no. of floors, area statement and a brief narrative on project b. General Drawings (in pdf format only): 1. Site Plan 2. Floor Plans 3. Elevations 4. Sections 5. Image/ Rendered view 6. Parking Plans 2. Filled-in Master Template (in excel format) 3. Narratives and supporting documentation (wherever applicable/ possible) such as drawings, calculations (in excel sheets), declarations/ contract documents, manufacturer cut sheets/ letters/ material test reports, etc., for each prerequisite/ credit Note: Please submit documentation by splitting each module in sub-folders, including general information.

LEED India for Core and Shell project checklist indicating projected prerequisites and intended credits, with the total score for the project.

Precertified projects are required to report the progress made once in every 6 months to IGBC, till the final rating is awarded.

The cost of Precertification is a flat fee as shown below:

Members Registration Pre-Certification INR 25,000 INR 1,00,000

Non-Members INR 30,000 INR 1,25,000
