This letter is a formal notice to you demanding that you make immediate payment of the rent due under the terms of the rental agreement covering the property of Mrs. Rina Santos, our client. As of 9/10/13, your payment is three years past due and that your period of lease is about to expire 30 days from now. Monthly rental fee payable every fifth of the month is P25,000. Prospective tenants are required to pay two months deposit and one month advance. According to the records of Mrs. Santos, you have not paid since August 2010. As provided in Clause 10 (a) of the contract agreement: X X X deposit shall only be refunded one month from the expiration or termination of the contract of lease after the lessor shall have ascertained that all the utility bills chargeable to the tenant have been settled as evidenced by receipts. The amount due for unpaid rent since August 5, 2010 is P925,000. This is a serious situation which requires your immediate action. If payment is not received by 12/13/2013, legal action to enforce your obligation under the legal agreement will be resorted to. Your immediate response of this matter is requested. We look forward to your reply on or before 9/30/2013.
