TENANCY AGREEMENT

This Tenancy Agreement has been made on this 1st day of Jan 2013 BETWEEN Mrs Padmabati Patwari - w\o Dhanjit Patwari resident of Rehabari, Dist Kamrup, Paltanbazar, Assam, hereinafter called as Land Lady/First Party AND Mr/ Mrs _______________________________ s\o / w\o __________________________ Permanent resident of_________________________________________________________ Vill _______________________PO____________________________ PS_______________________ Dist________________________ State ________________________by occupation___________________________ and Present Business/ Service Address as ________________________________ hereinafter called as 2nd Party/ Tenant WHEREAS The First Party being the owner of the house/ building particular of which is stated below and willing to let out their house/building and the second party being in need of a rented premises for dwelling with spouse and own family member approached the First Party for consideration of letting out the described house/building while mutually agreed upon a month tenancy and the second party agreed to pay monthly rent on terms and conditions settled between them mutually and reduced in writing as here under:

1. That this monthly tenancy shall commence w.e.f 1st January 2013 and shall remain in force for 11(eleven) English calender months i.e. upto 30th Nov 2013. 2. That the second party shall pay the mutually agreed monthly rent @ Rs2100/-- per month w.e.f 1st Jan 2013 which shall fall due & payable in and within 1st week of every succeeding month.

That the second party shall pay in advance an amount of Rs-53100/(Rupees-Fifty three thousand one hundred only) which shall be adjusted @ 1050 PM from the monthly rent payable immediately from the First months rent and shall continue till adjustment of Rs 53100/while the balance amount if any to be adjusted mutually by the first party and the second party. 4. That the second party shall give to first party a security deposit of Rs 20000/- which shall not be released by the first party till vacation of the let out premises or as agreed by the parties mutually. 5. That the monthly rent payable as agreed upon mutually may be enhanced @4.8% within the continuation of tenancy period of 11 months or so to be decided mutually by the first party and second party. 6. That the second party shall not make any material alteration/addition/extension/demolition/erection etc in the let out premises without prior permission of the first party in writing. Any such alteration/addition/extension/demolition/erection etc within the let out premises shall be the property of the First Party or damages/defaced of the let out premises to be compensated by the second party. 7. All taxes/rent & rates/revenues payable in connection with the later premises to concern authorities shall be made by the First Party in due course. 8. That the monthly electricity consumption charges of the let out premises shall be paid by the second party as per reading of the sub meter and calculated on the basis of slabs/rates prescribed by ASEB from time to time with a minimum of Rs 50/- as meter rental. All such payment to be made by second party monthly/on production of bill by first party. 9. That the second party shall not use the let out premises for any illegal purposes and shall be strictly for his own dwelling purposes with family i.e. spouse & children only. 10. That the second party shall not sublet or part with any portion within the let out premises with any person or use as Store / Godown etc without prior permission in writings from first party.

That the let out premises shall be whitewashed/ colored /painted

by the first party at his cost as and when so required and decided by first party. 12. 13. 14. 15.
