AGREEMENT OF SALE This Agreement of sale is made and executed at R.C.

Puram, Hyderabad, on this day of 05th July 2013 by and between. SRI JAYAM HOUSING AND CONSTRUCTIONS Pvt.Ltd. REPRESENTED BY ITS MANAGING DIRECTOR, SRI. BOBBADHI JAYAPRAKASH, S/o.B. JAGANNADHA RAO, Aged about 33 years, Occ: Business, R/o. R/o. Lig-6, BHEL, R.C.Puram Mandal, Medak District, A.P. IN FAVOUR OF Sri.B.Laxmi Ramana, S/o.B. Ramesh, Aged About 51 Years, Occupation: Govt Employee, R/o.H.No.12-1/4, MIG-296, HUDA Colony, Chandanagar, Hyderabad, A.p

::2:: Whereas the Vendor is the sole and absolute owner & peaceful possessor of Plot with no:109, total admeasuring area of 201.55 Sq Yds. the land in survey No.518 & 519 total admeasuring area Ac.11-15 Gts.,(JP`s County) situated at Mamidipally Village, Sangareddy Mandal, Medak District, A.P The Vendor has offered to sell the Schedule of Property for a total sale consideration amount of Rs.12,09,300/- (Rupees Twelve Lakhs Nine Thousand Three Hundred Rupees only) and the Vendee has agreed to purchase the same for the above said sale consideration. NOW THIS AGREEMENT OF SALE WITHNESSETH AS FOLLOWS: 1. That in pursuance of the aforesaid sale, The Sale consideration amount of Rs.12,09,300/- (Rupees Twelve Lakhs Nine Thousand Three Hundred Rupees only) and the Vendee has paid an Amount of Rs.5,00,000/(Rupees Five Lakhs Only) by the way of Cheque of APGVB, BHEL,Chq No:733394 to the Vendor as an advance amount on 18-03-2013, and Vendor do hereby admits and acknowledge the receipt of the said sum. The balance of Rs. 15,000/- (Rupees Fifteen Thousand only) will be paid by the Vendee within 1Year (i.e.12 months) at the time of sale Registration from the date of execution of this Agreement of Sale. 2. That the Vendor hereby promise to the Vendee that there is no subsisting agreement with third parties and that the Vendor have entitled to sell the said property and no other persons have got any right or interest of the whatsoever in and over the said schedule of Property. 3. That the Vendor hereby declare that, he is the peaceful owner of the Schedule of property and that there is no defect of title in respect of the said Schedule of Property, If any defect or dispute arise in future it is the sole responsibility of the Vendor to resolve the said matter. The Vendor shall compensate the losses incurred by the Vendee. 4. That the Schedule of property hereby soled is free from the encumbrances, charges, prior sales, gifts, liens, court attachments, legal litigations, family disputes or any other litigations etc., and the Vendor has full powers and absolute authority to sell the Schedule of Property to the Vendee. 5. That the Vendor hereby indemnify and keep the Vendee indemnified from, against all the losses, costs, expenses, damages, sustain if any to the Vendee on account of any defect in the title of the Vendor or from any third Parties claim or if the Vendee is derived from the part or whole of Schedule of property the Vendor shall compensate against the registration as and when demanded by the Vendee. 6. Whereas the Vendee shall bear the Registration charges at the time of registration. 7. That the Vendor shall furnish all the necessary documents in respect of the schedule of property to the Vendee. 8. That the Vendor hereby further declares that the henceforth, it will be lawful for the Vendee to occupy and neither Vendor nor their heirs or representative will not have any right or claim thereon and all such rights of the Vendor shall henceforth rest absolutely in favour of the Vendee, his/her heirs and assigns.
