day of August 2013, b y and between NERIO D. ARBOLEDA, of legal age, married, Filipino and a resident of Dumangas, Iloilo, Philippines, hereinafter referred to as the LESSOR and GLEN G. AREVALO and CHARISSE G. AREVALO, likewise of legal age, single, Filipino citizens, and a residents of J.M. Basa St., Dumangas, Iloilo, Philippines, hereinafter referred to as the LESSEE; WITNESSETH That, WHEREAS, the LESSOR, is one of the heirs and in actual possession of a Commercial Stall standing on Lot No. 2521 of the Cadastral Survey of Dumangas, covered by Transfer Certificate of Title No. T-11, 958 situated at Regidor St. Dumangas, Iloilo; That, WHEREAS, the LESSOR offers to lease the One (1) door of the above-mentioned Commercial Stall to the LESSEE and the latter is willing to lease under the following terms and conditions, to wit: 1. That, the term of the lease is for a period of Six (6) months, commencing on ___________ up to _____________ and renewable annually at the agreed monthly rental by both parties. 2. That, the rental of Six (6) months of One (1) door of the Commercial Stall is TWENTY FOUR THOUSAND (Php 24,000.00) PESOS, Philippine Currency and the monthly rental in the amount of (Php 4,000.00) PESOS, Philippine Currency, shall be paid every 15th day of the Month without delay and One (1) month advance rental with One (1) month deposit shall be paid by the LESSOR to the LESSEE, upon execution of this contract, the deposit can used it any time I want; 3. That, electric shall be paid by the LESSEE and real estate taxes shall be paid by the LESSOR;

That LESSEE shall not sublease the leased premises without the written consent of the LESSOR and the LESSEE shall maintain cleanliness of the said premises; 4. That, the LESSEE shall sleep for security reason in the leased premises and gambling/drinking liquors are prohibited; 5. That, upon the termination of this Contract, the LESSEE shall deliver the peaceful possession of the above-mentioned stall to the LESSOR.
