PRE-SITE

Final Walk Through inspection of your new home to be


carried out Settlement of your new home will be 7 days later

Note: Bank requirements at settlement will need to be met for funds to be released, ie. bank valuation (if required). You will need to contact your lender for further details.

Getting started

Moving in

Pay $2,500 with the Contract Request Form to allow


Your Client Liaison Officer will contact you to arrange your Handover meeting CLIENT REQUIREMENTS Attend your Handover meeting and make final payment at settlement by bank cheque or direct deposit

Ausbuild to arrange the drawing of plans and prepare the QMBA contract documentation

New Home Consultant to provide you with a suggested

standard Electrical Plan layout to assist you to prepare for Step 2

Your New Home Consultant will assist you where


necessary and advise you of any potential additional costs

Bring to the appointment a marked up plan showing

the locations of all power points, light points and any other requirements noted

Maintenance inspection carried out (if required)


(Monday to Friday) Following the inspection the owner will receive a letter to confirm approved maintenance requests

Time to sign your contract


CLIENT REQUIREMENTS Attend contract signing appointment You will then proceed to: Read and understand all documents and ensure all needs have been met Ask for any changes required Sign QMBA building contract, specifications and plans Pay balance of 5% deposit

Maintenance works to be carried out as agreed with
you (if required) All works will be signed off by you and relevant tradesperson upon completion CLIENT REQUIREMENTS Provide access to your new home for maintenance works

QMBA contract signing appointment booked by your New Home Consultant. Ausbuilds New Home Consultant will proceed to: Confirm accuracy of inclusions and costings Make any variations required and mark changes on plan copies Present and explain QMBA building contract

6 years and 3 months structural guarantee in accordance with statutory requirements

Processing your QMBA contract

Your Colour Consultant will contact you to arrange your Colour Selection appointment. During this time your Contract Administrators will contact you in relation to finance, deposits and land ownership

ON-SITE

Base stage

Your Client Liaison Officer will contact you to arrange a site meeting (if required). CLIENT REQUIREMENTS

Ausbuild counter-signs the QMBA Contract Variations and plan alterations prepared and forwarded
to relevant departments to process Copies of all documents forwarded to you and your Financier (if applicable) Ausbuild lodges plans to Council for Building and Plumbing Approval Internal Colour Selection appointment booked with Colour Consultant

CLIENT REQUIREMENTS Refer to Colour Selection pack to choose preferred options and visit nominated suppliers for floor tiles, carpet, benchtop and paint options, prior to selections appointment Finalise electrical layout Liaise with Ausbuild in relation to finance approval and land settlement dates Contact your New Home Consultant for any variations required

Site start with set out Excavation of site where required Underslab drains laid and concrete slab poured Base Stage complete

Progress payment (Slab 9%) to be authorised


by you and forwarded to lending institution

Frame stage

Your Client Liaison Officer will contact you to arrange a site meeting (if required). CLIENT REQUIREMENTS

Note: Approx time frame for Stage 3 is 4 to 10 weeks depending on project specifics*

Preparing your house for site start

Enclosed stage

During this time your Contracts Administrators will contact you as required in relation to finance, deposits and land ownership

Roof cover, brickwork and external cladding completed Plumbing installation, all electrical, security, ducted
vacuum and heating/cooling rough ins completed (excludes garage door) Lock up stage complete

Progress payment (Enclosed 28%) to be authorised


by you and forwarded to lending institution

Internal Colour Selections appointment to be conducted Ausbuild to confirm completion of the following items in
order to commence construction of your home: Building approval Plumbing approval Colour Selection All requested variations Receipt of balance of 5% deposit Finance approval Land settlement in head office (Monday to Friday)

CLIENT REQUIREMENTS Attend your Internal Colour Selection appointment Confirm lending institution and provide evidence of finance approval or joint account set-up Provide written evidence of land ownership

Fixing stage

Your Client Liaison Officer will contact you to arrange a site meeting (if required). CLIENT REQUIREMENTS

Note: All variations or item deletions must be completed by this stage. All Attached dwellings to reach this stage prior to construction commencing

Plaster linings installed Kitchen and vanities (excluding CaesarStone benchtops) Wall tiling and stairs installed Internal fix completed Fixing stage complete

Progress payment (Fixing 18%) to be authorised by


you and forwarded to lending institution

Your house is now ready to start construction

Payment
All progress payments are as per QMBA recommended payment schedule on page 8/9 of your QMBA Residential Building Contract

These progress payments total 100% including Clients 5% deposit already paid

Painting and floor tiling complete. All electrical,

plumbing, heating and vacuum systems fitted off. Shower screens, mirrors and splashbacks installed. Door furniture, robe rails etc. to be installed.
