RENTAL AGREEMENT

This Rental Agreement is made and executed on the -2014 , by and between:

Sri Komm Suresh Babu S/o. Veges Rao,aged about 31 years,Occ:Engineer, ADDRESS: H.NO:277/2, GAJULARAMARAM, HYDERABAD 500055.cell: xxxxxxxxx ,mail: xxxxxxxxx@gmail.com, Hereinafter called the OWNER/ FIRST PARTY which term shall mean and include his heirs, legal representatives, executors, administrators, successors and assignees etc of the ONE PART.

Hereinafter called the TENANT/SECOND PARTY which term shall mean and include his heirs,legal representatives,executors,administrators,successors and assignees etc of the OTHER PART. Whereas the first party is the absolute owner of House NO.2-77/2 consisting of Ground, first and second floor with pent house situated at GAJULARAMAM,Hyderabad hereinafter called the said premises. Whereas the Tenant approaced the Owner to rent out the said premises , consisting of floor portion ,situated at ADDRESS: H.NO:2-77/2, GAJULARAMARAM, HYDERABAD 500055 which is herein after referred to as schedule property on a monthly rent of /-(Rupees Only) per month exclusive of maintenance for a period of 11(eleven) months renewable for eleven months, for staying family . Whereas the owner has agreed to lease the said premises to the tenant on the following mutually agreed terms and conditions. 1. The rent is for a period of 12 months, renewable for eleven months, and deemed to have commenced from date 2. That the total agreed rent per month is /- (Rupees only) per month inclusive of maintenance and the tenant has agreed to keep one month advance sum of Rs. /- (Rupees only) as security deposit. The rent shall be enhanced at the rate of 10% from next 11 months period. 3. That the electricity and water consumption charges for the said premises shall be paid by the tenant from time to time . 4. That the tenant shall keep the schedule portion is neat and good condition and use the same only for running the family and shall not use for any illegal purpose. 5. That the tenant shall not sub-let the schedule Property or part which the possession in favour of the third party without the consent of the owner. 6. That the tenant shall not make any alternations in the schedule property without prior written permission of the owner. 7. That the owner has provided the said premises and the tenant shall be entitled to use and enjoy

the internal fittings & furniture etc in the said portion during the currency of lease without causing any damage like screws on the wall, breaking window glasses, writing on the walls/doors, damaging floor and shall ensure them in good and functional condition at the time of vacating the schedule portion. And further agreed between the parties that if any damage/loss is caused to any of the internal fittings etc, the value of the same shall be paid by the tenants at the time of vacating the said flat or it shall be deducted from the advance. 8. Owner has the right to visit scheduled rented property weekly intervals to check the property condition. 9. That in case the tenant violate any of the terms and conditions stipulated herein above fails to pay/deposit rent for a period of 1 month, the owner shall be entitled to terminate the rent lease by giving one month notice and in such an event the tenants shall vacate possession of the schedule premises and handover the same to the owner. 10. That in case the tenant intends to vacate the scheduled portion at any time before the expiry of leaves period the tenant shall give one month in advance notice in writing to the owner intimation his intention to enable the owner to make appropriate arrangements either for his occupation of for letting it out to the others/vice-versa. 11. On expiry of his rental lease, the parties may with mutual consent renew the rental for such further period on such terms and conditions which may be agreed upon mutually 12. The deed shall be subject to the laws and regulations applied in the state of Andhra Pradesh. Any dispute regarding the execution of this rental deed will be referred to the jurisdiction of courts Hyderabad/Secunderabad only by both parties. In witness whereof the parties here to have set their respective signatures on these presents with free will and consent without any force or coercion in the presence of the witness on the day, month and year above mentioned.
