LEAN TO ROOF CONSTRUCTION Min 22.5degree roof - Slates to match existing on 38 x 25mm tanalised softwood battens on Monarfol 250 roofing felt by Monarflex Ltd. or equal, on Roof structure as detailed in Eng. Notes. Galvanised steel wall plate holding down straps at 1m cenres. 150 x 75mm tanalised softwood wall plate. 150mm Rockwool Rollbatts laid between the joists with 100mm Rollbatts laid above the joists. Minimum 50mm air space to be left between the Rollbatts and felt at the eaves for through ventilation of the attic space. 12.5mm plasterboard and skim ceiling, all to give a min U value of 0.16W/m2K.

BRICKWALL CONSTRUCTION Brickwork to match existing. 100mm outer leaf of brickwork, 100mm cavity and 100mm inner blockwork with a thermal conductivity of 0.19W/mK. 85mm insulation to be laid in accordance with the manufactures instructions, giving a 'U' value of 0.35 W/mk. A 13mm plaster finish to inside face. 76-100mm CAVITY WIDTH walls to be tied together with stainless steel vertical twist type ties - inner leaf and outer leaf - ties at maximum centres of 750mm horizontally, 450mm vertically staggered and 300mm centres vertically around all openings if not joined by bonded jambs. Cavity to be closed at eaves, jamb and cill with vertical insulating dpc positioned in cavity prior to installation of window frame. 150mm wide vertical dpc's should be nailed to the full height of frames and should protrude into the cavity by 25mm and extend up to the underside of the lintel where it should be turned back towards the inner leaf. 150mm wide vertical dpc's to all jambs of external openings in cavity walls linked to horizontal dpc's. Vertical dpc's to be taken to outer face of joinery and mastic pointed. At cills dpc to be placed between cill and the outer leaf, turned up the back and ends of the cill. Ruberoid Hyload damp proof course system to BS 6398 1983 or equal approved. Horizontal damp proof course minimum 150mm above finished ground level, linked to dpm. Catnic intels or equal to suit all openings. All lintels to be installed in accordance with the manufacturers recommendations, to be correct size and have correct bearing at each end. Cavity tray provided over openings where appropriate protection not provided as integral part of lintel. Dpc cavity tray over external lintels should extend 150mm beyond the end of the lintel with a minimum 140mm total rise in cavity tray. Stop ends to all cavity trays with weep holes provided at maximum 450mm intervals. (min. 2 weep holes per opening). Cavity trays also to be provided where the cavity is bridged by air bricks and over meter boxes. FLASHINGS Code 4 lead to be dressed min. 150mm where appropriate to abutments, with cavity tray above this level. All leadwork to be in accordance with the Lead Development Council. Cavity trap to be provided to all abutments.

ELECTRICS AND LIGHTING - (GENERAL)


Electrical services shall be designed and installed in accordance with the latest amendments of the niceic and iee regulations and installed in accordance with Part P of the Building Regulations for the safety of electrical installations for buildings. See wiring regulations (bs 7671) Light switches and sockets outlets shall be located at appropriate heights between 450 and 1200mm above the finished floor level. consumer units, fan isolation switches and cooker hood supplies shall be located at high level outside this zone. cables shall be run behind earthed metal capping, and not chased into masonry walls. Where cabling is run within metal stud partitions, proprietary grommets are to be used as detailed by the manufacturer to protect the cables from chafing on the studs. Cables should not be placed under, against or within thermal insulation, unless indicated in the design. for further guidance, refer to the bre report 'thermal insulation: avoiding risks'. pvc covered cables should not be in contact with polystyrene insulation. All installations are to be to the current edition of BS7671.1992 (the requirements for electrical installation) and to meet the requirements of approval document part P. All subcontractors are to be nic registered & to provide the appropriate completion certificate for each property. See specification for required manufacturer of items. All cable used is to be basec approved. VENTILATION TO KITCHEN Rapid ventilation To be provided by means of an extract fan capable of extracting at a rate not less than 60 litres per second, or cooker hood capable of extracting a a rate of 30 litres per second direct to the external air. Natural ventilation To be provided by one or more ventilation openings with a total area of at least 1/20th of the floor area of the room, with part of that opening at least 1.75m above the finished floor level. Background ventilation To be provided by trickle ventilators positioned in the window head which should be controllable and secure having a total area not less that 4000 square millimeteres. Maintain min. 10mm air gap beneath door.
