GENERAL DESCRIPTION
LaMuth Middle School is a two (2) story structure totaling 89,837 s.f. The original facility of 35,174 s.f. was constructed in 1969. A large building addition totaling 54,663 s.f. was
constructed in 1994. The complex contains one (1) gymnasium of 9,322 s.f., one (1) student dining of 4,859 s.f., one (1) kitchen of 1,842 s.f. and one (1) media center of 2,945 s.f.
LaMuth Middle School currently provides space for grades 6-7. The complex provides partial accessibility but does not fully conform to the provisions of the Americans with
Disabilities Act Guidelines. Typical classrooms throughout the complex are undersized and do not conform to the current standards established by the State of Ohio. The school
facility is located on a 48 acre site in a residential area. School buses load/unload along the main entry drive which shares access with vehicular traffic. The existing structure is
outfitted with a motion sensor security system and a fire alarm system. A limited portion of the complex is equipped with an air conditioning system.

Facility Assessment
A. Heating System
Description: The existing system for the entire complex is a gas fired hot water system. The boilers were installed in 1983 and 2004. A limited portion of the
complex is equipped with air conditioning. Typical classrooms are equipped with a 2 pipe ventilator system that will not permit simultaneous
operation of the boiler and chiller units. District officials noted the facility’s conditioning requirements have been difficult to manage during
moderate temperature cycles.
Recommendations: Provide for complete replacement of the entire heating, ventilation, and cooling system throughout the entire complex due to condition and lack of
proper ventilation and air conditioning. Convert to a fully ducted system to conform to OSDM standards and current ventilation requirements.

installations contain single pane glazing and are deteriorated. The 1994 media center addition is equipped with thermally efficient window

J. General Finishes
Description: The current finishes at the 1969 building are dated. The quantity of casework is limited. Portions of the existing locker installations are dated.
District officials did not provide the specific date of construction but noted the majority of the equipment is original to the date of construction. The
majority of the finishes at the 1994 addition are satisfactory. A portion of the toilet partitions are deteriorated. Asbestos tile is suspected at the
gymnasium, the flooring is deteriorated.
Recommendations: Provide for replacement of all finishes, casework, and lockers due to age, condition, and extent of renovation work at the 1969 structure. Replace
dated kitchen equipment. Replace/repair finishes disturbed by proposed renovation work at the 1994 building addition. Include replacement of the
gymnasium flooring.
K. Interior Lighting
Description: The entire complex contains fluorescent and incandescent lighting. The lighting levels are: gymnasium11.8 FC, student dining 78 FC, kitchen
85.5 FC, media center 42 FC, science lab-43.9 FC, and typical classrooms-38.4 FC-66.3 FC. A portion of the classrooms are equipped with dual
level lighting.
Recommendations: Provide complete replacement of lighting due to addition of a suppression system and HVAC systems.

N. Fire Alarm
Description: The complex is equipped with a fire alarm system with manual pull stations with zoned detection and horn/strobe signals. The existing system is
lacking horn/strobe signals in a portion of the occupiable rooms/spaces. The 1994 building addition is equipped with smoke detectors. A portion
of equipment is ceiling mounted and will be disturbed by recommended renovation work.

O. Handicapped Access
Description: The existing complex provides partial accessibility but does not fully conform to the provisions of the ADA guidelines in all areas. A portion of the
toilet rooms/restrooms at the 1969 addition were renovated to provide accessible accommodations. However, the modifications are incomplete
and/or are an inappropriate application of the ADA guidelines. The majority of the drinking fountains at the 1969 addition are not accessible. A
portion of the existing door assemblies do not provide the required maneuvering clearances or are not equipped with accessible hardware. The
1994 addition was designed to provide accessible accommmodations but a portion of the existing lavatories are lacking pipe insulation protection
or accessible hardware. The original toilet/shower facilities that were incorporated into the new addition area were not renovated to provide
accessible accommodations. A portion of the toilet partitions at the 1994 building are deteriorated. The complex is equipped with an elevator.
Recommendations: Provide for full accessibility throughout the entire complex in conformance with the provisions of the ADA and OSFC requirements.
P. Site Condition
Description: Buses load/unload at the main entry to the school complex and share a common path of travel with vehicular traffic. Asphalt pavements display
signs of deterioration. Sidewalks are cracked and raised in some areas. A portion of the existing egress doors are lacking an accessible path of
travel. Portions of the site were covered with snow at the time of the site visit, thus hindering full assessment of site conditions.
Recommendations: Replace deteriorated walks and pavements. Provide a dedicated bus loading/unloading zone. Provide a walkway system and an accessible path
of travel from all egress doors.
Q. Sewage System
Description: The facility is served by an on-site sewage treatment plant. District officials noted the system was not appropriately sized for the scope of the
school complex and identified the maintenance of the system has been an ongoing issue of concern.
