SALE CUM CONSTRUCTION AGREEMENT This SALE CUM CONSTRUCTION AGREEMENT made on 15th day of November, 2013 by Mr.M.V. Srinivasan, Son of Mr.Late M.Venkatesan, Hindu, Aged about 48 Years, residing at Door No.14/20, V.V. koil Lane, Choolai, Chennai-600112, Herein after refereed as VENDOR and also called as first part, 1. 2.

TO AND INFAVOUR OF 1. Mr.V.Arun Kumar, son of A.Vedachalam, Hindu, Aged about 29 years, residing at No 54/97, Kanda Swamy Koil Street, Kosapet, Chennai-600012, Herein after referred as PURCHASER and also called as Second Part Whereas the Schedule Property of flat at 2nd floor of building plan Ref.no: PPA/WDCN006/7175/2013 measuring an extent of 420 Square feets in the second floor and 195 square feets of undivided shares in the said land, bearing old Door No.21/35, New Door No.11F, S1, 2nd Floor, Priyam Flats, Ramanujam Garden Street, Pattalam, Chennai-600012, of an total extent 1095 Sq.Ft, R.S. No 2383/3 part and O.S. NOs 2605, 2606, 2607 & C.A. No 1050/7980, Latest C.A. No 77/4-82, as per PATTA survey No 2383/174 of Purasawalkam Village, Chennai District, which is more fully described in the Schedule here under was purchased by the vendor, by way of sale deed dated 15.11.2013, Registered as Document no 857/2013. In Book-I at S.R.O. Purasawalkam from S.Sakunthala & 8 others through his Agent Mr.M.V. Ravi. The vendor is the sole and absolute owner and he declares that no other person having any right, interest or title over the Schedule property and the above possession of schedule property is enjoyed from the date of purchase by vendor. 1. 2.

Whereas the first part of this sale agreement is desire to sale the schedule property to second part of this sale agreement with sale consideration amount Rs.25, 00,000/- (Rupees twenty five lakhs only) was fixed by both the parties mutually agreed herein. Out of total sale consideration amount of Rs.25,00,000/- ( Rupees twenty five lakhs only) today first part of the sale agreement received advance amount of Rs.50,000/- ( Rupees fifty thousand only) by way of cash on 15.11.2013 From the second part/purchaser today and remaining balance sale consideration amount of Rs.24, 50,000/- (rupees twenty four lakhs & fifty thousand only) should be at the time of completion of construction made by the first part of this agreement as per the stipulated period of time specified by both the parties herein. Whereas the vendors/first part of the party herein undertake to complete the construction of the said building (schedule property) within three months from the date of this agreement and he further undertake to sale the above schedule mentioned property within the specified period therein and he further declares that through this agreement he personally came to the subregistrar, Purasawalkam, they put his signature for the registration of sale deed to purchaser/second part or any other person deputed by purchase herein without any condition. Whereas the purchaser/ second part may be register the sale deed at the time of completion of construction made by the first part of this agreement. 1. 2.

Whereas the vendor/first part of the party fails to come for the registration of sale deed to the purchaser/second part and first part of the party fails to construct within specified period mentioned in this agreement, the purchaser/second part as entitled to initiate a specific performance under specific relief act for mandatory registration and having further option to demand the agreement amount with the reasonable interest as per law. The VENDORs are the absolute owner of the SCHEDULE PROPERTY hereby conveyed to the PURCHASER and they have good and marketable title to convey the same in the manner contemplated herein and no other person as got any right title & interest over the SCHEDULE PROPERTY and the VENDOR have not done or knowingly suffered or been party or privacy to anything done whereby their title to the SCHEDULE PROPERTY or any part thereof or their right to transfer the same his or may be impeached in any manner. The VENDOR hereby declare that the SCHEDULE PROPERTY hereby conveyed his not subject to any encumbrances, charge, attachment, lien or impendent or acquisition by the government or whatsoever. If any encumbrances there in schedule mentioned property, the vendors/first part of the party is personally came and clear the entire encumbrance. SCHEDULE PROPERTY Schedule Property of Flat at Second Floor of Building Plan, Ref No: PPA/WDCN 06/7175/2013 measuring an extent of 420 Square feets in the second floor and 195 square feets of undivided shares in the said land, bearing old Door No.21/35, New Door No.11F, S1, 2nd Floor, Priyam Flats, Ramanujam Garden Street, Pattalam, Chennai-600012, of an total extent 1095 Sq.Ft, R.S.
